Facilities Maintenance Mechanic, Plumbing

Job Summary

The Facilities Maintenance Mechanic, assigned to the Plumbing Shop within the Maintenance & Operations unit of Facilities Development & Operations, works independently or as a team member under the general supervision of the Plumbing Shop Supervisor. The incumbent works as a skilled generalist utilizing journey level skills in plumbing trades along with strong skills in other trade areas (mechanical, electrical, carpentry) to perform a variety of skilled preventive and general maintenance, repair, construction and renovation work on utility infrastructure systems. Typically, skills are utilized to maintain and repair plumbing equipment and systems associated with University buildings and utilities infrastructure so as to ensure a clean, safe and attractive campus/learning environment. The incumbent uses a computerized maintenance system to ensure the preventive maintenance program objectives are met and also provides safety instructions and directions to unskilled or semi-skilled assistants.

The Maintenance & Operations unit of Facilities Development & Operations provides maintenance and operations services to a University campus spread across multiple sites comprised of +150 acres, 81 buildings, and more than six million gross square feet. The Plumbing Shop is one of seven skilled trades shops within Maintenance & Operations and is comprised of a supervising plumber, lead plumber plus eight journey-level plumbers and two facility maintenance mechanics. The Shop reports up, through the supervising plumber who provides supervision, oversight, and guidance.

Key Responsibilities

• Performs at a journey level in at least one trade and assists with basic and advanced level maintenance and repair work for various trades including plumbing, mechanical, electrical, and carpentry
• Installs, maintains, inspects, modifies, remodels and repairs mechanical plumbing equipment and fixtures for water, gas, oil, steam, sewage, fire sprinkler/prevention, and refrigeration related plumbing systems, including automated plumbing systems
• Maintains, troubleshoots and tests plumbing systems, including backflow prevention devices
• Assembles, installs, and repairs pumps, pipes, fittings, and fixtures
• Cuts, threads, and welds pipes
• Assembles and installs valves, pipe fittings and pipes composed of a variety of metals and materials
• Maintains swimming pools and lab utilities
• Utilities other trade skills, to the degree qualified, to maintain, repair, and install other equipment or systems associated with the mechanical, electrical, and carpentry trades
• Inspects various types of equipment, systems, and areas to identify problems and needed repairs
• Responds to emergency calls in order to prevent catastrophic equipment failure, injury, damage or further incident, takes appropriate action to mitigate damages and facilitate appropriate repair
• Disables and clearly identifies (lock out and tag out) unsafe equipment, and immediately notifies appropriate personnel
• Inspects completed work for conformance with specifications, requirements and compliance with applicable building and safety codes and regulations
• Reads, interprets and works from blueprints, plans, drawings, and specifications including making rough sketches where needed to facilitate work efforts
• Estimates cost, time and materials of maintenance, repair and renovation work
• Maintains clean work areas, tools, and equipment
• Coordinates with other trade workers and trades shops, as needed, to successfully complete repairs and maintenance work assignments on schedule
• Reports problems or issues observed which require repair
• Records work efforts in detail within computerized recordkeeping systems and, where directed, on log sheets, and keeps accurate time records so as to ensure an appropriate level of documentation regarding actions taken to complete assignments. To include documenting as-built changes to existing or new systems and reporting such changes to other units for recordkeeping purposes
• Uses computerized maintenance management programs and building automation systems to complete work assignments including documentation of efforts but also as necessary to research and understand issues at hand
• Operates assigned radio for communication related to coordination needs, urgent needs, critical information, and status updates
• Operates vehicles and equipment including a utility cart, scissor lift, boom lift and forklift (as certified), jackhammer, sewer rodding devices, and other equipment and tools for maintenance assignments, and delivery of supplies, tools and equipment to work sites
• Attends and participates in departmental meetings, training sessions and functions
• Uses personal protective equipment as required for safety

Knowledge, Skills & Abilities

• Thorough knowledge of the methods, materials, equipment and tools used in one of the skilled trades associated with the plumbing, mechanical, electrical or carpentry trades
• Working knowledge of the materials, methods, equipment and tools used in related trades areas pertaining to facilities, systems including utilities and infrastructure, construction, and renovation
• Thorough knowledge of generally accepted trade practices in the trade specialty
• Working knowledge of computerized maintenance and building automation systems
• Working knowledge of applicable building and safety codes and regulations related to facilities, systems including building and system level utilities and infrastructure, and renovations
• Ability to demonstrate journey-level skill in one of the skilled trades and strong skills in other applicable trades
• Ability to operate construction and related equipment
• Ability to use considerable judgment and discretion in performing duties required to successfully complete work assignments
• Ability to read, interpret and work from blueprints, plans, drawings, and specifications, including the ability to make rough sketches
• Ability to estimate cost, time and materials of assigned maintenance, repair and renovation work
• Ability to maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems and to prepare standard reports
• Ability to provide instruction to unskilled and semi-skilled assistants
• Ability to analyze and respond to emergency situations
• Ability to read and write at a level appropriate to the position and the ability to perform arithmetic calculations as required by the position
• Ability to organize assigned work and carry forward assignments based on operational priorities as defined by the appropriate administrator and/or operating guidelines with a focus on efficiently performing duties required to complete assignments successfully and within given deadlines
• Ability to operate a motor vehicle, utility cart, scissor lift, boom lift and forklift (as certified) and other equipment and tools required to successfully complete assignments
• Ability to successfully complete the Defensive Driver Training Program provided by the State of California for CSU campuses and pass the course exam
• Ability to accommodate a work schedule that varies according to operational needs and may include evening and weekend hours as well as to respond to callbacks which occur outside of the normal work schedule
• Ability to wear required personal protective gear included fire-rated clothing and respirators where required
• Ability to implement a customer (constituent) service approach, with a commitment to high ethical standards and to present work to a wide variety of audiences
• Ability to take initiative and plan, organize, coordinate and perform assigned work in various situations where numerous and diverse demands are involved

Required Qualifications

• Four years of increasingly responsible experience leading to journey-level skills in facility repair and maintenance, or any reasonable equivalent combination of training and experience as a facilities maintenance mechanic which demonstrates the achievement of journey-level skills equivalent to that acquired through completion of an applicable apprenticeship program
• Requires the possession of a valid California Driver's License for the operation of any vehicle or equipment required for position and in any emergency situation. Must participate in all OSHA required physicals and examinations

License

A valid driver's license is required for this position. Out of state candidates selected for the position must obtain a State of California driver's license within 10 days of hire in accordance with the California Department of Motor Vehicles regulations.

Once hired the employee must successfully complete the Defensive Driver Training Program provided by the State of California for California State University campuses.

Preferred Qualifications

• Certification indicating completion of an applicable apprenticeship program
• Journey level standing in the plumbing trades
• Knowledge of plumbing systems
• Five years of journey level work experience in the maintenance, repair, or construction of plumbing systems including building utility network distribution systems

Anticipated Hiring Range: $5,787/month - $5,822/month
CSU Hiring Range: $5,787/month - $7,396/month
