Job Description Summary

Under general supervision with some independent judgment and responsible for the operations and maintenance of heating, ventilation, and air conditioning units and boiler system controls for campus buildings.

Minimum Qualifications

High School diploma. Four to five years of related A/C and heating equipment maintenance and repair or required course work/certification and or specialized skills/training or a combination of relevant higher education and experience. Minimum of a 3rd Grade Operating Engineer Certification by the State of Maryland required. Valid driver’s license without any restrictions that would prohibit applicant from college insurance coverage

KNOWLEDGE, SKILLS AND ABILITIES
• Knowledge of standard practices, methods, tools, and materials
• Knowledge to perform maintenance and repair work on all boiler systems.
• Experience performing maintenance to HVAC systems.
• Knowledge of fundamentals of general plumbing maintenance.
• Aptitude for performance of air conditioning work and computer room air conditioning systems.
• Ability to perform work from work orders and to follow basic specifications.
• Knowledge of standard practices, methods, tools and materials of the HVAC trade.
• Ability to estimate time and materials required for jobs.
• Knowledge in a variety of associated trade tasks such as plumbing, electrical, and general mechanical repair.
• Knowledge to perform pipefitting of low-pressure steam and water systems.
• Knowledge of Siemens building automation and energy management system
• Ability to lift at least 50 lbs

Criteria

CRITERIA : The following criteria, which are not the sole criteria used in the final hiring decision, will be used to review the applications of those persons who meet the stated minimum qualifications and to select those qualified applicants who will be interviewed. Other information and observations made during the interview process may be considered in the selection process. A Resume/CV and cover letter are required with the application. ESSENTIAL DUTIES
  • Performs routine and daily rounds, confirming and documenting the condition and proper operation of HVAC systems and components.
  • Monitor and control major mechanical heating and air conditioning systems through installed energy management system as necessary within capability.
  • Performs inspections and preventive maintenance such as lubrication, cleaning and replacement. Repair of some components and equipment associated with the fuel oil, low pressure steam, boilers, condensate, hot and chilled water and ventilation systems.
  • Checks and adjusts all temperature controls and devices affecting the operation of the HVAC systems.
  • Participates in a variety of associated trade tasks such as air conditioning, plumbing, electrical and general mechanical repair.
  • Resets elevators and fire alarm systems.
  • Places boilers online and takes off-line as needed.
  • Maintains air compressors.
  • Reads meters and gauges or automatic recording devices at specified intervals to verify operating conditions.
  • • Records data such as temperature of equipment, hours of operation, fuel consumption, temperature or pressure and water levels.
  • Adjusts manual controls or overrides automatic controls to bring equipment into recommended ranges, following defined standards. Determines when to switch to backup equipment or shut down equipment.
  • Performs inspection of equipment to detect routine malfunctions or need for repair, adjustment or lubrication.
  • Coordinates and performs necessary cleaning, repair and maintenance of boilers.
  • Reports any developments which appear to lead to an unsafe operating condition to supervisor.
  • Represent Facilities Management trades/shops during evenings and weekends, performing emergency inspections and repairs within the capability of the employee.
  • Performs other duties as assigned.
Job Requirements

  1. Must be able to work Monday thru Friday, 8:30 a.m. – 4:30 p.m.
  2. Ability to communicate effectively in spoken and written standard English.
  3. As required by the 1986 Immigration Act, be prepared to present acceptable documentation showing your identity and that you are a U.S. citizen or an alien who is authorized to work.
  4. A background investigation will be conducted prior to the offer of employment. A signed authorization for the release of personal information will be required if selected for an interview.
