Perform assigned preventive maintenance work orders and breakdown or corrective work orders. Majority of work will be in specific area of emphasis, which will be one of these skill areas: HVAC; Plumbing/Electrical; Carpentry/Remodeling; or Transportation. Assist in other skill areas when needed. Assist in snow removal when needed.
Job Duties
Job duties include but are not limited to:
1. Main duty - Perform preventive maintenance work orders and breakdown or corrective work orders in skill area of emphasis and assist in other areas when required. Performance is acceptable when: a. tasks are completed in timely fashion b. quality of work results in a minimum number of call backs c. emergency requests are responded to very promptly
2. Main duty - Safety Performance is acceptable when: a. PPE is used appropriately b. awareness and concern for safety of co-workers and citizens in area of work is considered c. industry specific safety guidelines are followed
3. Main duty - Dependability Performance is acceptable when: a. on time for shift work, completes full shift, adheres to time limit of breaks b. responds to emergency calls which affect College's operations, including off hours when needed c. follows College and Departmental policies and procedures
4. Main duty - Cooperation and attitude Performance is acceptable when: a. professional approach is uses with supervisors, co-workers, faculty, staff and students b. direction and work assignments are received with a positive attitude
5. Main Duty - Job Knowledge Performance is acceptable when: a. maintain trade specific skills to perform duties b. follow trade specific technologies and standards
Duties and responsibilities, as required by business necessity, may be added, deleted or changed at any time at the discretion of management, formally or informally, either verbally or in writing. Scheduling, shift assignments and work location may be changed at any time, as required by business necessity.
Required Qualifications
High School Diploma or GED
Two Years full time work experience in specific area of emphasis
Ability to diagnose building system problems (or vehicle system problems if transportation emphasis) and determine and implement best solutions
Ability to read and understand architectural and mechanical drawings, submittals and schematics
Must possess valid driver's license and acceptable driving record to be insured to operate college vehicles
Preferred Qualifications
For electrical emphasis:
Five years commercial building electrical troubleshooting and repair experience
Journeyman electrical license
Experience with electronic door controls
Experience with modern lighting control systems such as Wattsopper digital lighting management including motion sensors, daylight harvesting, and dimming.
