Position Summary

Schedule: 6:00am - 2:30pm M - F

"HVAC Systems Maintenance Specialist" is the working title for this position; the formal title in the PCC job classification system is "Facilities Operations Maintenance Specialist III

Performs skilled maintenance, repair, adjustment and minor construction work in the trades to ensure that facilities are properly maintained and meet College standards. Trains less skilled employees in facilities maintenance trades. Assists Facilities Management Services (FMS) management in planning work, identifying staff training needs, and in project management. Duties may fall into a variety of trades, including carpentry, painting, plumbing, electrical, mechanical, energy management, fire-life safety and keys/security systems.

- Monitors and maintains chillers, cooling towers, boilers and fuel supply components.
- Performs daily inspection of mechanical rooms at assigned campus.
- Performs inspections of equipment as assigned.
- Inspects and calibrates temperature control devices and mechanisms in classrooms, offices and shops; responds to requests for adjustment with heating, cooling, and ventilation.
- Services, cleans and repairs various filters, motors, pumps, belts and related equipment; maintains appropriate inventory of supplies; lubricates equipment as necessary.
- Shut down, start up, and preventative maintenance of chillers, cooling towers, and boilers; maintains daily log and follows minimum standards.
- Maintains written log of all preventive maintenance performed on equipment.
- Monitors and adjusts the computerized Energy Management System (EMS) to ensure proper environmental control for assigned campuses/centers and runs daily check of all areas.

Candidate Profile

These qualifications, skills and abilities are critical for success in this position.
Throughout the screening process, you will be evaluated based on the demonstration of these qualifications.
  • Specialized training in HVACR (Universal CFC certification preferred)
  • Recent job related experience operating and maintaining a central heating and cooling system in a commercial or institutional facility.
  • Recent experience in the operation of high-temperature hot water boiler systems, distribution of heat, and component features of systems.
  • Recent experience operating and maintaining gas/ oil burners
  • Recent experience operating and maintaining pneumatic and electric controls
  • Current experience operating Direct Digital Control Energy Management Systems. Experience with LONWORK preferred.
  • Experience with maintenance/repair of small engines.
  • Experience in basic plumbing.
  • Experience in commercial print reading.
  • Accomplished "team player" and world-class customer service skills.
  • Strong computer and math skills required, and detailed record keeping skills.
Minimum Qualifications

To be considered, your application must demonstrate these minimum qualifications. (Experience is calculated based on the start and end dates you provide multiplied by the number of hours per week worked).

High school diploma or equivalent.

Five years of facilities maintenance, construction, or repair experience in a commercial or industrial setting (two years of education or training, or an Associate’s Degree, in the facilities maintenance trades may substitute for two years of work experience).

Two years of experience in HVAC.

Must have a valid driver’s license for operation of a motor vehicle in Oregon and possess an acceptable driving record. Forklift driver certification required within six months of employment.

Preferred Qualifications

Plant Journeyman License, General Electrician or Limited Maintenance Electrician (LME) License from the State of Oregon OR must be active in a qualifying LME apprentice program and be able to obtain a license within twelve months of employment

Position Grade 21 Starting Salary Expectations The first two steps of the range are: $50,806 to $52,328 per year. Higher salary placement may be available based on qualifications, experience and internal equity. Position Grade Salary Range $50806 to $81530 Annual Salary FTE 1 PCC Benefits

Working Conditions and Physical Requirements Work is performed both indoors and outdoors with exposure to various weather conditions. May be exposed to potentially hazardous conditions, noise and temperature extremes. Position involves frequent bending, standing, kneeling, climbing ladders, reaching below and above shoulders, and lifting objects weighing up to 50 lbs. while performing job duties.
