The College of Lake County is currently looking for a Maintenance Supervisor to join the Maintenance Department. Reporting to the Assistant Director of Facilities, the Maintenance Supervisor is responsible for providing leadership and direction to the maintenance department, including development, implementation and evaluation of all policies and procedures. Exercises independent judgment in carrying out the responsibilities of the position and utilizes the work order management system to prioritize daily work and projects. Plans, supervises, coordinates and controls the installation, repair and maintenance of equipment and operations maintenance, emergency and scheduled repairs. Manages maintenance work orders and the preventative maintenance program. Develops departmental goals, administers the budget, and completes staff performance evaluations.

  1. Associate’s degree or equivalent combination of college, specialized training and progressively responsible experience.
  2. A minimum of three (3) years of supervisory work experience.
  3. A minimum of three (3) years work experience in general building maintenance, including demonstrated troubleshooting and control systems.
  4. Demonstrated proficiency of ticket management system.
  5. Valid driver’s license and a clean driving record.

Skills Requirements:
  • Computer proficiency including beginner/intermediate Word skills and intermediate Excel skills. Working knowledge of inspection procedures and state/local building codes as related to electrical, plumbing and carpentry.
  • Budget line item responsibility.
  • Excellent written and verbal communication skills are required.
  • Ability to communicate effectively with varying levels of staff and external agencies.
  • Proven ability to work effectively with individuals and teams from diverse backgrounds and professional responsibilities.
  • Excellent oral and written communication skills, strong interpersonal and presentation skills, and project management skills.
  • Ability to handle all situations with tact, persuasiveness, and diplomacy.
  • Solid analytical skills, strong attention to detail, and excellent organizational skills with the ability to plan and prioritize work.
  • Ability to influence, lead, motivate, and develop staff.
Desired Qualifications

  2. Experience supervising in a union operation.
  3. Stationary Engineering License
  4. OSHA training and/or certification
  5. Knowledge and experience regarding the operation and maintenance of modern commercial HVAC systems desired.

Management and Supervision – 50%
  • Supervises assigned staff on multiple shifts, including leads and Maintenance Engineers.
  • Coordinates with leads to ensure timely maintenance of campus equipment, associated control systems, general carpentry, plumbing and electrical systems.
  • Ensure proper staffing levels and the proactive planning for staff paid time off. Supervises all emergency and major maintenance repairs at all College campuses.
  • Receives and assigns work orders; plans, supervises, and monitors work of maintenance staff.
  • Monitors staff performance and completes annual performance evaluations. Addresses any disciplinary action items in a fair, consistent, timely and proactive manner.
  • Maintains knowledge of union contract in order to ensure compliance. Identifies training needs of staff and facilitates delivery of training.
  • Provide regular training for staff members in procedures and safe usage of equipment
Operations and Procedures – 25%
  • Create and manage a preventive maintenance program.
  • Inspects equipment, control systems and maintenance operations for all campus facilities and makes recommendations for upgrade of both as necessary.
  • Monitors campus energy usage levels and makes recommendations/implements cost saving measures.
  • Establishes and maintains appropriate inventory levels of maintenance supplies and spare parts relative to the operation of all equipment.
  • Oversees maintenance of accurate inventory tracking system for supplies and parts. Monitors for inventory for obsolescence.
  • Analyzes and prepares report for any variances or inventory shrinks.
  • Coordinates with the Manager, Environmental Health & Safety for MSDS updates.
Strategic Leadership and Planning – 15%
  • Assists in the development of the maintenance budgets.
  • Administers budget line items including supplies, labor/staffing costs including overtime, training, and other spends in order to meet budget targets.
  • Analyzes variance of actual to budget on monthly basis, identifies any corrective actions needed and implements and monitors results.
Project Leadership – 8%
  • Coordinates work between maintenance staff, department staff, project manager, campus managers, and outside contractors.
  • Supervises all emergency and major maintenance repairs at all College campuses.
Other – 2%
  • Other duties as assigned.
