Primary Purpose of Organizational Unit
The primary purpose of this organizational unit is to provide a comfortable living environment which meets the safety, security, and physical needs of UNCW’s residential communities. The quality of the physical facilities helps determine how students feel about the campus, and good facilities help build a spirit of community on campus. The condition of our housing facilities definitely influences occupancy and the financial health of our housing operation. It is essential to have a maintenance/renovation program that includes preventative maintenance, a timely and efficient repair program, a procedure for renovating and updating facilities, and a systematic replacement program for equipment and furnishings. The key to an effective routine maintenance program is trained, attentive maintenance and housekeeping staff who are sensitized to the importance of repairing items immediately and constantly keeping a professional eye on building conditions. Our housing program is classified as an auxiliary enterprise, since it generates revenue and is self-supporting. Recognizing the importance of providing local telephone service, cable television, high speed Ethernet connections (hard wired and wireless), computer labs, laundry facilities in convenient locations, comfortable room furnishings, special lifestyle floors and halls, safety and security measures, responsive maintenance and housekeeping services is important when considering competition with off-campus housing options. Especially, when students are allowed to decide whether or not to live on or off campus upon entry to the university. UNCW’s Housing and Residence Life program houses over 5,100 students in a combination of traditional freshmen living spaces as well as upperclassman housing options. In order to facilitate a positive living experience, a variety of staff are necessary to carry out the various responsibilities. Full-time professional staff, administrative/clerical staff, maintenance staff, housekeeping staff, and student employees (Graduate Assistants, Resident Assistants, Desk Receptionists, Maintenance Assistants, Conference Assistants, Office Assistants) work with residential students to develop an atmosphere conducive to academic and personal growth.

Brief Summary of Work for this Position
The Assistant Director of Facility Operations leads and manages a department that provides a safe, friendly, and fiscally sound environment for residential students, guests, and conference attendees. The Assistant Director provides supervision and direction for over 20 professional maintenance and facilities staff, inventory control staff, housing facilities office staff, and summer student operations staff. This position must have a high level of technical knowledge related to multiple trades areas such as HVAC, electric, carpentry, plumbing as well as the ability to evaluate and oversee various construction repair and construction activities
The Assistant Director of Facility Operations is responsible for the following responsibilities:
- Oversees daily maintenance program, including supervision of Maintenance Supervisor/Technician, Maintenance Mechanics, Warehouse Control, and Facilities Coordinator
- Oversees preventative maintenance, assist with continuity of operations plans and disaster recovery efforts, and participates in on call responsibility associated with facility response
- Assists with development of plans and coordination for turning over academic year facilities, lease based transitions, conference/intern operations, and renovation projects
- Conducts facilities assessments and assists with long range and short-term planning for departmental goals and strategic vision
- Evaluates routine maintenance needs
- Manages and maintains inventory control processes including warehouse inventory as well as furniture, fixtures, and equipment in residence halls
- Ensures staff are provided appropriate training and occupational safety requirements are enforced throughout all areas
- Oversees ongoing projects, provides appropriate updates, and ensures schedules are met
- Manages and maintains residential key systems and security
- Services as the Departmental Key Authority
- Plays primary role in residential facility awareness efforts for students and staff

Minimum Education and Experience Requirements
- High school diploma or equivalency and two years of experience in trade(s) areas assigned; or equivalent combination of training and experience.
- Effective verbal and written communication skills
- Commitment to quality, service, and productivity in a service providing environment
- Thorough knowledge of methods used in building maintenance, repair, and renovation
- Knowledge of general housekeeping and maintenance practices
- The ability to examine and interpret multiple data sets and develop schedules and plans to meet deadlines and reach desired results
- Ability to prepare, maintain, and prepare reports and records
- Ability to understand departmental policies and procedures well enough to articulate them clearly and accurately
- Ability to establish and maintain effective working relationships with others
- Ability to collaborate with Residence Life staff on facility related issues and projects
- Knowledgeable of accounting and budget procedures
- Ability to manage multiple projects simultaneously
- Proficient in the utilization of multiple Microsoft programs (word, access, excel, and outlook)
- Proficient with computers
- Strong customer service skills
- Effective skills in interviewing, hiring, and retaining qualified staff
- Ability to implement administrative programs and procedures and evaluate their effectiveness Ability to understand issues, identify problems, and plan appropriate courses of action as well as being an effective listener
