Position Purpose: Under the direction of the Vice President for Operations, the Senior Facilities Manager manages the day-to-day operations of custodial, grounds, housekeeping, and building maintenance operations. Participates in the development, recommendation, and administration of policies, procedures, and processes in support of departmental operations. The Senior Facilities Manager schedules, assigns, reviews, supervises, and performs the work of all employees in Facilities Operations representing a variety of work skills necessary for the maintenance and repair of the GWC facilities, buildings, grounds, custodial and equipment.

  • Essential Job Functions:

  • Plans, organizes, maintains, and manages the operations and reliability of College facilities and general infrastructure systems. Establishes and monitors preventative maintenance processes and programs and facility inspection processes for on-going review of maintenance work.
  • Supervises administrative services skilled and technical support staff. Assists with hiring, evaluation, training, and disciplining.
  • Develops, recommends, and administers policies, procedures, and processes in support of grounds, and building maintenance operations; implements and monitors compliance with approved, procedures and processes.
  • Assumes on-call duties including responding to 24-hour emergency calls in a prompt manner. Troubleshoots and responds to after-hour issues as needed regarding the operational aspects of the facilities such as HVAC issues, fire alarm malfunctions, electrical outages, water leaks, etc.
  • Updates and maintains a list of facilities equipment, including life-cycle and replacement costs.
  • Monitors and oversees the work of external contractors to ensure terms of agreements are met and work is completed satisfactorily.
  • Inspects buildings, electrical systems, grounds and equipment to ensure safe, well-maintained condition; identifies hazards, defects, and the need for adjustment or repair.
  • Performs minor troubleshooting and repairs; replaces light bulbs, ballasts and fuses.
  • Identifies and performs basic service and repairs on plumbing fixtures; opens clogged lines and drains.
  • Identifies and assists with carpentry and repair work.
  • Operates a variety of machinery, equipment, and tools owned or rented locally.
  • Maintains an inventory of tools, supplies, and equipment; recommends tools, supplies, and equipment for purchase.
  • Performs a variety of locksmith duties; installs, repairs, and replaces locks on doors.
  • Installs or replaces plugs, switches, and outlets.
  • Assists with snow removal.
  • Performs periodic maintenance of lawn equipment and vehicles.
  • Assists with moving, loading, unloading, and storing supplies, furniture, and equipment.
  • Complies with all university, safety, and risk management policies and procedures.
  • Reports all accidents and injuries in a timely manner.
  • Participates in regular safety meetings, safety training, and hazard assessments.
  • Applies all applicable OSHA and related local safety requirements to all assigned work.
  • Performs all work in accordance with established safety procedures.
  • Attends training programs (classroom and virtual) as designated.
  • Maintains clean and orderly conditions in all working areas for purpose of observing all safety practices and regulations.
  • Prepares written materials (e.g. repair statuses, activity logs, recommendations, etc.) for the purpose of documenting activities and/or conveying information.
  • May perform other duties and responsibilities as assigned.


  • Essential Job Requirements:

    Education:
    • Bachelor’s Degree.
    Experience:
    • 5+ years experience.
    Skills:
    • Supervisory principles.
    • Facilities maintenance, grounds, and custodial principles and practices.
    • Contract management principles and practices.
    • Strategic thinking and orientation with the ability to identify and solve problems.
    • The ability to deal with multiple projects and priorities simultaneously as well as the flexibility to deal with changing needs.
    • Demonstrated ability to set and achieve or exceed goals and the ability to consistently meet deadlines.
    • Strong interpersonal skills and the ability to work effectively with a wide range of constituents; the ability to develop and maintain strong relationships with internal and external audiences.
    • Customer-service focused.
    • Willingness to work evenings and weekends for University-sanctioned events.
    • Ability to maintain a positive attitude.
    • Knowledge and proficiency with all OSHA and local requirements related to all assigned work.
    • The ability to work independently and as a member of the George Williams College team.
    • Strong enthusiasm, motivation, and drive.
    Special Requirements:
    • Valid driver’s license and at least three consecutive years of driving experience.
    • Evidence of Insurability, proof of continuous insurance, and a driving record free of major violations.
    • Successfully pass a thorough background investigation, pre-employment physical examination, and a pre-employment drug screening.
    Physical Requirements:
    • The usual and customary methods of performing the job’s functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; significant climbing and balancing; significant stooping, kneeling, crouching, and /or crawling; and significant fine finger dexterity. Generally, the job requires 10% sitting, 60% walking, and 30% standing. The job is performed under some temperature extremes and under conditions with exposure to risk of injury.
    • Must maneuver around campus and the hilly terrain with ease.
