Purpose: To perform the minor installation, repair, maintenance, and preventative maintenance of HVAC/R equipment and all systems required to operate heating, cooling, and refrigeration systems across campus. Provide students and staff with the necessary temperature control and maintain the temperatures according to seasonal demand.

Essential Functions:
  • Troubleshoots problems with HVAC/R equipment including, but not limited to chillers, cooling towers, fan coil units, PTACs, condensers, pumps, motors, actuators, frequency drives, ductwork, coolers, refrigerators, ice machines, and automated energy management systems.
  • Calibrates and monitors building controls, temperatures, and schedules.
  • When appropriate, and in a timely fashion, reports any deficiencies to the Supervisor of Maintenance.
  • Makes timely and accurate recommendations for repair and replacement when needed.
  • Performs repair and replacement of thermostats, fan coil and air handler motors, belts, filters, coils, and any other necessary components of the HVAC/R systems.
  • Works cooperatively with the Manager of Environmental Health and Safety and the Superintendent of Physical Plant to schedule above repairs with outside vendors.
  • Works cooperatively with vendors to perform necessary repairs/replacements.
  • Reviews plans, prints, submittals, and specifications to ensure that the College receives the best products installed within current codes, industry, standards, and best practices.
  • Assists in the creation and updating of consistent Design Guidelines for application during renovations and new construction.
  • Performs scheduled preventative maintenance of HVAC/R equipment.
  • Obtains and maintains records of repairs and warranties.
Additional Responsibilities:
  • Manages and prioritizes work order completion with thoroughness and accuracy.
  • Works cooperatively with other Facilities staff when necessary to perform any other college-related duties required by Supervisor of Maintenance, the Manager of Environmental Health and Safety, the Superintendent of Physical Plant, and the Executive Director.

Qualifications:
  • Ability to apply current building and HVAC/R code.
  • Ability to apply sound electrical practices and display competent use of trade tools.
  • Ability to attain Section 608 Technician Certification.
  • Ability to comprehend oral and written instructions.
  • Ability to perform considerable physical effort, including lifting items weighing up to 50 pounds several times a day.
  • Ability to climb stairs and ladders and to work in overhead structures as well as around and beneath machinery.
  • Willingness to wear personal protective equipment as needed and to practice safety precautions appropriately.
  • Valid state drivers license and ability to operate College truck.
  • Satisfactory work record and attendance.
  • Must possess good interpersonal and communication skills in order to serve others.
  • Must be able to comprehend, speak and write the English language and must be able to operate a computer.
