Manages staff in assigned zone engaged in skilled and unskilled trades, such as carpentry, painting, plumbing, exterior maintenance, basic electrical and mechanical maintenance and custodial services. Estimates personnel required to reach assigned objectives.

  1. Manages the activities of staff and contractors in skilled trades such as carpentry, painting, plumbing and exterior maintenance. Responsible for staff hiring, development, and evaluation as well as ensuring compliance with departmental procedures.
  2. Oversees the annual testing and repair of systems in university-owned buildings. Provides on-site instruction to staff and contractors on working procedures and processes.
  3. Coordinates emergency assignments and large housekeeping projects.
  4. Develops and monitors a custodial training and orientation program to provide employees with an understanding of proper cleaning standards, methods, and procedures.
  5. Develops and implements an annual service plan in accordance with Association of Physical Plant Administrators (APPA) standards.
  6. Reviews new projects, determines individual project manpower requirements, and assigns work schedules.
  7. Monitors building conditions, conducts inspections, implements changes as required, and provides technical direction to ensure all work is completed to customer satisfaction. Serves as key customer contact for project status and change orders.
  8. Reviews prints, sketches, and schematics, and determines whether to subcontract or perform work in-house. Notifies customers of potential service interruptions and coordinates final project inspections and punch lists.
  9. Prepares reports of cost estimates, and compiles information on work orders, projects and the general condition of campus buildings.
  10. Oversees compliance with fire and chemical, asbestos, and other safety related issues in conjunction with the Environmental Health and Safety Department and the Physical Plant Safety Officer.
  11. Conducts safety program and provides training and development for employees.
  12. Manage departmental budget and monitors supplies and oversees the maintenance and replacement of tools and equipment.
  13. Serves in place of Assistant Director when needed.
  14. May also perform duties of skilled trades, such as carpenter, painter, plumber and exterior maintenance when needed. May be considered essential personnel and may be assigned to serve on a special task force during periods of emergency.
  15. Performs other job-related duties as required.

Qualifications :

Bachelors and 5 years experience.

Requires a thorough understanding of both theoretical and practical aspects of an analytical, technical or professional discipline; or the basic knowledge of more than one professional discipline. Knowledge of the discipline is normally obtained through a formal, directly job-related 4 year degree from a college or university or an equivalent in-depth specialized training program that is directly related to the type of work being performed.

Experience: Requires a minimum of five (5) years of directly job-related experience.

  • Large commercial facilities management or supervisor experience
  • Previous maintenance experience in higher education, hospital, school or military base a plus
  • Do you have experience supervising facility maintenance teams?
