Job Summary:

The position manages, plans, organizes and controls a multi-faceted building automation system (BAS) on the Oxford, Middletown, and Hamilton campuses containing over 300,000 control points and 572 field panels.
The system consists of a combination of Siemens and Delta controls. Work consists of providing direction and support of network infrastructure, head-end software, and hardware, administering provider service agreements where applicable, diagnosing and repairing a system and component problems, creating and modifying control programs, performing minor control hardware installation, coordinates with university project managers and outside contractors regarding system standards and sequences of operation, and monitors/modify building sequence of operation to ensure optimum performance and energy efficiency. The position also oversees and coordinates the work of outside contractors. Perform other duties as assigned.

 

Duties/Physical Demands:

1. Leadership-Management-Relationship with Superiors - provides direction, focus, guidance, support, prioritization, and oversight of a well-developed campus-wide BAS infrastructure and head-end software program; implements new and/or enforces existing programs, policies, processes, and procedures that result in high levels of performance and effectiveness; keep superior informed; be responsive to directives from superiors; support the unit, departmental, and institutional goals
2. Daily Management – ensures BAS and individual work stations are functioning properly; coordinates device level diagnosis and repair with applicable trade shops; coordinates specific control needs with the campus community; develops reports on BAS alarms and performance of building systems; administers service agreements with providers where applicable
3. Energy Efficiency Optimization Function - develops methods, practices, and metrics to monitor and modify building system sequences of operation to ensure optimum performance and energy efficiency; recommends capital projects, new processes, and any other concepts increasing campus energy efficiency and reducing campus utility consumption; coordinate efforts with other organizational units
4. Technical Support and Guidance - provides supervisors and service technicians with technical support and guidance relative to utilizing the BAS as a diagnostic tool
5. Contractor Oversight - performs contract administration and hiring of outside contractors; inspects work in progress and upon completion to ensure quality control
6. Long-Range Planning – coordinates with IT Services relative to long-range networking and hardware infrastructure needs; supports and provides direction to project managers relative to standardized equipment, installation practices, and sequence deliverables; develop recommendations to the department for long and short-range plans supporting industry shifts in BAS technology
7. Record-Keeping Function – Develops policies and work practices that result in accurate drawings and sequence of operation for building systems
8. Implement Technology - responsible for the application of technology to the BAS operation; keeps abreast of industry trends and recommends mature technology when beneficial to the campus
9. Retro-Commissioning – Responsible for maintaining and developing new processes to support an HVAC/controls retro-commissioning team.

 

Minimum Qualifications:

Education/Experience – bachelor’s degree in a related field plus a minimum of 5 years full-time experience installing, maintaining, and/or operating a complex building automation system preferred; or related associate’s degree plus a minimum of 8 years full-time experience installing, maintaining, and/or operating a complex building automation system; or a minimum of 10 years full-time verifiable experience installing, maintaining, and/or operating a complex building automation system.

 

Desired Qualifications:

Preferred qualifications include experience and knowledge of Siemens & Delta Building Automation Systems and programming language, HVAC new construction commissioning and recommissioning, and experience with BACNet protocol.

 

Knowledge, Skills and Abilities:

1. Specific Knowledge – thorough knowledge of network infrastructure, control processes and hardware, and BAS software and integration; working knowledge of facility systems, including electrical devices and systems, air-conditioning, heating, ventilation, computerized temperature control systems, chillers, boilers, energy management, fan systems, and pumping systems.
2. Technical Understanding - the ability to read, interpret, and understand drawings, specifications, sequences of operation, control drawings, and other technical data; create and modify existing programs in a Siemens Apogee system
3. Attention to Detail - Ability to maintain detailed and complete records of system alterations, maintenance, and repair activities, and perform notifications of complete or partial system outages
4. Communication Skills - ability to communicate effectively, both verbally and in writing, to a wide range of persons
5. Customer Service Skills – thorough understanding of modern customer service theories, practices, and methods
6. Managerial Complexity – must be able to successfully handle multiple tasks at once, and be able to determine appropriate priorities; must be able to make independent interpretations and make appropriate decisions that are in the best interest of the organization and that are consistent with the objectives of upper-management
7. Computer Skills – must be proficient in the use of business application software, including a word processor, spreadsheet, and database programs; must be experienced in the use of a computerized maintenance management software program
