Supervise staff maintenance, to include: Schedule employees and ensure proper coverage for shifts and employee time management. Instruct and assign work to maintenance staff, to include: hvac techs, plumbers, carpenters, electricians, life safety techs, and painters. Oversee maintenance of building systems and building structures to include elevators and campus high voltage distribution. Plan, schedule, and assign daily, weekly, and monthly work orders and special projects; conduct inspections of preventative maintenance, repairs, cleaning, adjustment of systems, installations, and replacements on equipment. Oversee projects in progress to ensure proper completion. Coordinate safety training and enforce safety rules and regulations. Provide oversight and quality control of work being performed. Train and evaluate the performance of employees. Conduct new employee orientations and routine safety meetings. Conduct performance appraisals. Assign daily, weekly, and special project assignments, approve leave requests and adjust the work schedule as needed. Participate in the interview process for new hires. Recommend new hires, transfers and promotions. Determine and administer disciplinary action for employees, in accordance with the Memorandum of Understanding and/or University policy and procedure. Respond to needs to support FPO activities across the campus. Utilize Computerized Maintenance Management System ( CMMS ) for work order management and receive service requests and dispatch technicians. Evaluate and prioritize work orders. Ensure responsiveness and a high level of customer service is conveyed. -Bachelor’s degree in Construction, Management or Trades related field preferred.
-Education may be substituted for experience or experience may be substituted for education based on the following: AA = 2 years experience; BA/BS = 4 years experience; MA/MS = 6 years experience. Computer Skills Spreadsheet, Other - CMMS experience preferred. Experience
1. Four years of experience with various building support systems to include: plumbing, electrical, heating & cooling, elevators, life safety, carpentry, painting and kitchen equipment in a commercial, industrial or institutional setting required.
2. Two years supervisory experience in a multi-disciplinary shop required. Other Experience Licenses, Certificates, Registrations, & State/Federal Requirements of Position: Criminal History check, Driver's license Other Licenses, Certificates, Registrations, & State/Federal Requirements Special Skills, Abilities, and Knowledge: Attention to detail, Budget-related skills, Communication skills, including oral, written, and/or nonverbal, Knowledge of a University environment preferred, Human Relations/Interpersonal skills, Leadership skills: organization/meeting facilitation/project leadership, Physical abilities: mobility/strength/dexterity/balance/coordination/endurance, Supervisory skills, including motivation, delegation of duties, evaluation, etc, Management and/or administration skills, Ability to manage multiple concurrent projects and meet deadlines, Maintain confidentiality Other Special Skills, Abilities, and Knowledge
-General mechanical and electrical ability.
-General knowledge of systems operations, steam, A/C, plumbing, and refrigeration.
-Ability to read and understand simple blueprints, diagrams, sketches, schematics, and drawings.
