Facilities Services invites applications for a Filter/Lube Insulation Technician (Insulation Technician I) to join their team. This position will be responsible for changing filters in campus HVAC equipment, greasing motors and fans, changing the oil in air compressors and vacuum pumps, replacing belts on fans and running weekly checks on building emergency generators including keeping them fueled. This position is responsible for completing required weekly checks on all campus air compressors including draining holding tanks of any moisture and checking belt wear; cutting, ordering and delivering filters to appropriate building; maintaining filter inventory to ensure appropriate filters are available for scheduled replacements; cleaning heating and air conditioning coils on a regular schedule; re-insulating piping when pipe insulation has been removed; and disposing old filters, belts and keeping mechanical rooms clean and orderly. This position will also assist the Labor Shop with moves, event setups and snow removal as assigned.

This position requires incumbent to develop working knowledge of preventative maintenance system and visual inspection to maintain proper filtration in building HVAC systems; develop working knowledge to properly maintain bearings in mechanical systems with the proper type and amount grease required to maintain efficient operation of bearings; develop working knowledge to adjust preventative maintenance system to increase efficiency and improve reliability of equipment; develop ability to maintain filter and belt inventories to ensure appropriate filters and belts are available for scheduled replacements; develop working knowledge and ability to document labor and materials utilizing timesheets, labor cards and the work order system; develop familiarity with campus; and develop working knowledge of UM policies.

Required Skills
  • Understanding of equipment and building needs as to the replacement of filters.
  • Understanding of bearings and proper maintenance of bearings.
  • Ability to change oil and filters in both air compressors and vacuum pumps.
  • Ability to check and adjust belt alignment with belts and sheaves.
  • Experience to determine belt wear and replacement of belts.
  • Knowledge and ability to install pipe insulation.
  • Ability to perform heavy lifting of equipment and furniture for moves.
  • Well organized.
  • Possess good communication skills.
  • Ability to be self-directed and work with limited supervision.
  • Ability to follow directions both written and verbal.
  • Ability to work off blueprints, maps, and work orders.
  • Must be available 24 hours a day to respond to call-outs during early morning hours and late evening hours for snow removal or other types of emergencies.
Physical Requirements

(Qualified candidates must be able to meet minimum requirements and perform the primary functions of the position with or without reasonable accommodation.)
  • Lifting: Ground to 60 inches, up to 75 lbs. Ground to 36 inches, up to 100 lbs.
  • Carrying: Front carry up to 100 lbs for 10 feet or less.
  • Pushing/Pulling: Up to 200 lbs of weight (materials and during the use of tools). Push force required 100 lbs sustained, and pull force required 100 lbs sustained.
  • Bending, stretching, twisting, or reaching with your body, arms, and/or legs in all directions.
  • Repetitive squatting on both even and uneven surfaces.
  • Working overhead from various positions (standing, squatting, and on knees).
  • Static forward bending from a standing, crouching or kneeling position while using tools.
  • Trunk rotation from a standing position.
  • Balancing when climbing and working on a ladder or scaffold.
  • Walking various distances throughout the day on even and uneven surfaces, distances up to 1000 feet.
  • Use of manual and finger dexterity to grasp, manipulate, or assemble objects.
  • Use of various grip circumferences and strengths as well as static grip positions during the use of various tools (4 1/2" to 5 1/2" circumference needing an average of 50 lbs of grip force) and while manipulating various work materials (maximum 100 lbs).
  • Use of foot controls and hand controls to drive and operate light and heavy machinery.
  • Ability to use a negative pressure respirator and pass a respiratory exam.
  • Ability to work in hot and cold environments including confined spaces and tunnels.
Physical Screen will be administered prior to a final offer of employment

Minimum Required Experience
  • High School diploma and two (2) years’ of related work experience or an equivalent combination of education and experience.
  • Current Driver’s License.
Preferred Qualifications
  • Building Maintenance Certificate.
  • Experience and knowledge to operate and maintain a variety of tools and equipment including snow removal equipment, forklift, front-end loader, dump truck, backhoe, skid steer, and compactors.
  • Possess current CDL, or ability to obtain CDL within 1st year of hire date.
