HVAC I - Mechanic Preventative Maintenance

Position Category: Staff - Full-Time

Summary:
Under the direction of the HVAC Preventative Maintenance Lead, performs preventive and scheduled maintenance on buildings and/or equipment. This will include checking and replacement of belts, motors and air filters. Checks function and operation of HVAC equipment. Performs installation, repair, and replacement of electrical, plumbing, and mechanical on air conditioners, furnaces, fan coils, make-up air units, rooftop packaged heating and cooling units, large cooling towers, chemical exhaust fume hoods, fan walls and fan coils, and compressed air systems. Position involves technical troubleshooting by use of computer operation, specialized tools, and procedures. Keeps records and data entry of all maintenance procedures on a computerized work order system. Physical ability to work in extreme and hazardous environments including high voltage, noise from mechanical equipment, outdoors year round, above ceilings, confined spaces and dirty, dusty conditions. Use of ladders, scaffolds, and lift equipment in high reach areas will be necessary. Required Qualifications:
High school diploma or equivalency and two years of experience OR a combination of education and experience equal to two years. Technical or vocational degree in appropriate mechanical trade area may be substituted for experience.

Licenses/Certifications: Gas and Universal Refrigeration Certification required within three months of hire date.

Knowledge, Skills and Abilities:
* Knowledge of the operation and function of HVAC equipment in a large, multiple building setting.
* Knowledge of the required maintenance needed for fan coils, roof-top units, and evaporative cooling.
* Knowledge of maintenance repairs and inventory of various tools and equipment.
* Knowledge of the safe maintenance procedures needed for repair and maintenance of equipment.
* Knowledge of HVAC fundamentals such as air flow, water flow, and balance.
* Knowledge of motor alignment, belt tension, and bearing problems.
* Knowledge of recent developments in the HVAC field.
* Skill in troubleshooting and resolving problems with HVAC equipment.
* Skill in the repair and diagnosis of air and water moving equipment.
* Skill in using various tools in the maintenance and repair of HVAC systems.
* Ability to follow written and verbal procedures and instructions.
* Ability to work safely in an environment with electrical equipment.
* Ability to perform scheduled and preventive maintenance of HVAC systems.
* Ability to read and interpret HVAC technical manuals, schematics, and building plans.
* Ability to use hand and power tools applicable to the trade.

Preferred Qualifications:
Experience with preventive and scheduled maintenance service. Two years of experience in the HVAC field or related experience.

Physical Requirements:
Extensive physical effort. Requires stair climbing; heavy lifting, handling, pushing or moving objects up to 50 lbs (or greater with the use of mechanical assistance). Constant standing/walking. Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, bio-hazardous materials, dirt, dust, fumes, smoke, and/or loud noises. Work environment involves exposure to potentially dangerous materials and situations that require following extensive safety precautions and may include the use of protective equipment.
