Basic Function:
Under the direction of the Facilities Trades Manager and direct supervision of the HVAC Technicians, the HVAC Assistant is responsible for preventative maintenance, repairing, and replacing HVAC and boiler systems necessary for the operation of heating and air conditioning throughout campus in order to keep all buildings and equipment in good operating condition. The position performs a variety of semi-skilled, skilled and technical duties and utilizes appropriate tools and equipment for the installation, maintenance, programming and repair of University HVAC equipment.

Representative Duties:
  • Assist in the repair, replacement, maintenance or installation of pneumatic, hydraulic or electronic control systems and devices on HVAC systems. Repair and maintain air conditioning and refrigeration systems and components. E
  • Follow a continuous activity schedule for all buildings in order to repair and maintain the HVAC system for efficient usage. E
  • Perform preventative maintenance on HVAC equipment. Maintain pressure vessels such as hot water boilers, and gas fired water heaters. E
  • Assist the HVAC Technicians to provide optimum occupant comfort within university established guidelines, for optimum energy efficiency. Proactively and reactively responds to potential equipment issues in an effort to prevent interruptions of customer’s business. E
  • Ensure that assigned maintenance work orders are completed as scheduled. E
  • Assist in the diagnoses and repair complex control system malfunctions. E
  • Ensure that safe work habits and good engineering practices are observed at all times. E
  • Maintain inventory and accountability for tools, parts, test equipment and supplies used in the repair of controls equipment. E
  • Meet and communicate regularly with immediate supervisor and HVAC Technicians on task, material and equipment related concerns. E
  • Purchase maintenance supplies and equipment. Communicate with equipment suppliers and contractors. E
  • Occasionally communicates with university constituents to ensure high levels of customer satisfaction. Communicate effectively and proactively with CLU occupants. E
  • Participate in rotation for after-hours on-call general building maintenance responsibilities and emergencies(plumbing, electrical, roofing calls, etc.)as well as a rotational on-call responsibility to carry a laptop computer home in order to check and adjust HVAC settings and schedules as a result of after-hour trouble calls. E
  • Manages assigned work to meet professional and efficient execution of time and customer satisfaction. Reports problems or changes to HVAC Technicians or management immediately.
  • Interfaces with service contractors on projects to coordinate activities. E
  • Perform other duties as assigned.


Knowledge Of:
  • Principles, methods, materials, tools and equipment used to repair, replace, maintain and install HVAC and boiler systems.
  • Energy Management System programs and software.
  • Familiarity with local, state and federal electrical and mechanical codes.
  • Technical aspects of field and specialty.
  • Health and safety regulations.
  • Record keeping.
  • Training, supervision and evaluation techniques.
  • Oral and written communication skills
  • University policies and procedures.
  • Departmental operations, procedures, specific rules and precedents.

Ability To:
  • Think analytically and independently.
  • Troubleshoot, maintain, modify, and repair heating ventilation systems, air conditioning and refrigeration systems and equipment including Freon systems, electric fans, motors, pump motors, electrical controls and associated safety, overcurrent and other equipment protection devices.
  • Perform heavy physical labor.
  • Read a tape measure, interpret blueprints and schematics, calculate needed materials for individuals for individual projects; perform mathematical computations (i.e., measuring angels, adding and subtracting fractions, etc.)
  • Operate and program the university Siemens, Carrier and ALC Energy Management Systems (EMS).
  • Operate and care for power and hand tools.
  • Repair and install gas piping to meet or exceed industry standards.
  • Work on lower voltage electrical systems(120 volts and less).
  • Collect and deliver materials needed for projects.
  • Determine appropriate action within defined guidelines.
  • Multi-task and process a variety of tasks and demands.
  • Maintain cooperative and effective working relationships with a diverse population.
  • Follow verbal and written instructions.
  • Communicate effectively, both orally and in writing.
  • Work independently with minimal direction.


Minimum Qualifications:
High School diploma or equivalent and prefer one or more years of experience in maintenance, installation and repair of HVAC equipment and components

Preferred Qualifications:
  • Experience working with Energy Management Experience working with Siemens, Carrier, and ALC energy management systems.
  • Experience working in a higher education facilities setting.


Licenses and Other Requirements:
  • Valid California Driver’s License.

Working Environment:
Indoor and outdoor work environment; work in all weather and temperature conditions; work in confined spaces; occasional exposure to fumes, chemicals, dust and odors; subject to driving a vehicle to conduct work. May be required to come into work on holidays and in emergency situations (i.e., will be subject to “on-call” responsibilities).
