General Summary

This position will report directly to the Maintenance Manager working in the Facilities department. Duties include evaluating, repairing, maintaining HVAC equipment and supporting a campus having multiple buildings which are non-contiguous; take appropriate action to return HVAC equipment to its normal operating condition; monitor building HVAC systems operations to ensure energy savings and optimal functionality.

Respond to emergency calls and reported malfunctions on all HVAC equipment; support corrective action involving all mechanical, utility systems Campus wide; apply journey-level knowledge in HVAC trade to diagnose and repair HVAC systems; work independently without on-shift supervision and exercise independent judgment to solve problems; call in and coordinate the work of outside contractors for necessary repairs.

This position is a classified full-time position, which is eligible for overtime, and subject to an alternate work schedule.

Salary Information : The above salary range reflects the starting step of Range 50 (Step E) for this classified position and includes a 5% King County compensation provision. As a new employed classified employee, based on annual increments, it will take 3 years to reach Step L on the salary schedule. This does not reflect any contractual changes, legislative mandated salary increases or Cost of Living Increases (COLA's) that may be approved in the future.

Essential Tasks

Reporting to the Course Maintenance Manager, this position will:
  • Inspect, maintain and initiate corrective action on all campus HVAC equipment, to include Air Handling equipment, Chillers, Boilers and their associated systems; digitally and pneumatically controlled;
  • Perform preventive maintenance on all HVAC equipment. Partnering with other Maintenance personnel as necessary;
  • Operate energy management systems (DDC Controls); setting set points and schedules for lights/HVAC equipment;
  • Inspect, maintain and repair plumbing, heating, cooling, refrigeration, sewer and fire suppression systems;
  • Respond to emergency calls for maintenance concerning all campus systems/equipment and property to include, but not limited to; utility systems, fire alarm systems, elevators, food service equipment, vehicles, and building hardware.
  • Adhere to and enforce safety rules, regulations and precautions;
  • Order supplies and repair parts through approved vendors for preventative maintenance and repair work;
  • Coordinate and schedule work with outside contractors and effected personnel for projects/repair work;
  • Report and coordinate work and operational issues with maintenance supervisor;
  • Provide training to Facilities team members on HVAC operations and repair;
  • Occasionally respond to general maintenance clean-ups, requests and miscellaneous duties;
  • Perform related and assigned duties as required.
KNOWLEDGE AND ABILITIES:
  • Knowledge of: standard practices, methods, materials, tools, and equipment used in mechanical trades and HVAC work; principles of operating HVAC systems; occupational hazards and safety practices of HVAC trade;
  • Ability to read, interpret, and update blueprints; use automated building monitoring and controls systems;
  • Ability to safely use all sorts of hand tools;
  • Ability to train and instruct others;
  • Ability to obtain a boiler operators license within 6 months of hire.


Qualifications

MINIMUM:
  • HS Diploma or GED equivalent; AND
  • 2-4 years of journey-level experience in HVAC trade; OR
  • Equivalent education/experience involving HVAC Maintenance, theory and operation.
DESIRABLE:
  • Experience working in a public agency with multiple facilities;
  • Grade 4 boilers license;
  • Current refrigerant license.
Physical Work Environment:
  • Physical ability to handle heavy equipment and materials;
  • Ability to work indoors or outdoors and work in all types of weather;
  • Ability to work an alternate work schedule to meet college operational needs.

Conditions of Employment
