Position Summary:
Job Summary Responsible to supervise and coordinate the maintenance and repair of the university Plumbing, HVAC, and Preventive Maintenance on campus. This includes but is not limited to plumbing systems above and below ground, HVAC equipment, refrigeration, kitchen equipment, chillers, water systems and building automation controls. This is a working supervisory position. Specific Responsibilities
  • Oversee the plumbing, HVAC, and preventive maintenance unit.
  • Receive daily work orders, assign tasks, routine and emergency repairs, and inspect the work for quantity and quality and correct if necessary; ensure adherence to work schedules.
  • Complete daily job reports through the work order system. Indicate any problems that may be present, such as material shortages, equipment breakdown and report this information to the Supervisor of Building Services.
  • Emergency service calls, overtime, and weekend on-call rotations for emergency repairs.
  • Ability to work from plumbing and mechanical plans, drawings, and operational and maintenance manuals common to the trade.
  • Ability to monitor and troubleshoot building automation controls (BAC) using pneumatic and DDC devices on JCI, ALC, Siemens, Trane, and Honeywell.
  • Plumbing to include installation and repair of all plumbing fixtures and associated piping, sewer and drain maintenance, unclogging block drains, water heater installation and repairs, cleaning domestic hot water coils.
  • Maintain water softeners, drinking fountains, commercial kitchen equipment, ice machines, dishwashers, steamers, and fryers.
  • Install, inspect, operate, and repair heating, ventilating and cooling equipment using necessary tools and testing equipment, including fan coil units, air handling units, boilers, steam valves and traps, chillers, cooling towers, roof top units, heating and cooling pumps, and refrigeration units.
  • Check, clean and replace filters, replace belts, grease and replace bearings, maintain air compressors, check fire extinguishers and equipment (hoses, etc.).
  • Monitor and work closely with our water treatment provider to maintain the appropriate chemical residual, filtration and proper PH in all the heating and cooling loops.
  • Contributes to the overall success of facilities management and the university by performing other duties and responsibilities as needed. Participation in the weekend on-call rotation is required.
  • Maintain a safe, healthy, and environmentally sound workplace demonstrated by following good housekeeping practices, notifying supervisors of potential hazards, adhering to OSHA standards and other safe practice procedures, and being an example for other staff regarding safe equipment use.

    Required Qualifications:
    Knowledge, Skills and AbilitiesMust have a strong knowledge of all plumbing, HVAC, and refrigeration equipment, systems and mechanical maintenance. This includes the necessary mechanical skills to assess, troubleshoot, identify problems, and implement solutions. Must have a strong working knowledge of modern BAC systems (building automation control) including front end programming and reporting, and backend device calibration, adjustment, replacement, and trouble shooting. Responsible for material, inventory control, and labor costs assigned to the plumbing/HVAC unit. Must possess adequate supervisory skills to develop, direct, evaluate, and oversee staff. Possess good oral and written communication skills and be able to follow oral and written instructions as well as the ability to express ideas effectively and concisely. Must be willing to seek training to enhance or learn new skills. Needs to be able to use (or learn) various technologies including email, word processing, spreadsheet, web and mobile based applications. EducationHigh school diploma or equivalent. Vocational or technical school in construction or building maintenance preferred. ExperienceMinimum of 4 years’ experience in mechanical related construction and maintenance. Supervisory experience is desired but not required.

    Additional RequirementsThis position requires a valid driver’s license, and the ability to drive and qualify under the university’s insurance carrier when driving a university and/or leased vehicle. Physical DemandFrequently uses various machinery as well as hand and power tools associated with the electrical trade, and working at heights from ladders, and high lift equipment. Will frequently lift heavy weights, work in all weather conditions, and on occasion, work in electrical manholes, and other confined spaces.

    Preferred Qualifications:
    EducationVocational or technical school in construction or building maintenance preferred. ExperienceSupervisory experience is desired but not required.
