Under direction of Facilities Management Services (FMS) senior management, manages the day-to-day operations of building maintenance activities for facilities in one of several assigned zones throughout the college district. Oversees daily management and long-term planning of building systems, mechanical, electrical, energy management and fire/life safety functional areas. Develops, recommends, and administers policies, procedures and processes in support of departmental operations. Responds to inquiries and requests for service from internal College departments and supervises technical trade staff. Coordinates all work orders involving Preventative Maintenance Program and work requests to address facilities needs of College internal and external customers.

Candidate Profile

These qualifications, skills and abilities are critical for success in this position.
Throughout the screening process, you will be evaluated based on the demonstration of these qualifications.

1. In-depth demonstrated knowledge of building systems, HVAC systems, plumbing systems, electrical systems. Very skilled at reading and interpreting plans, specs, and O&M's.
2. Experience at scoping and budgeting projects. Recognition of needs and ability to translate to written scope that can be budgeted by contractors, and the ability to know where the budget for the work should fall as well as experience with public purchasing requirements as it relates to contract compliance with public rules and regulations to negotiate bids to get the right price for the work.
3. Experience leading a team of skilled technicians. Experience conducting employee assessment review, document and discipline of employees.
4. Demonstrated communication skills on technical issues. Ability to summarize recommendations to management team with solid reasoning either written or verbal support. Respond to questions and concerns with professionalism and diplomacy.
5. Demonstrated skill and experience in budgeting and prioritization using excel spreadsheets, written narratives, presentations, etc.
6. Experience in collaborating with groups of diverse people. Skilled in collaborating with constituents to resolve issues, requests and concerns in a budget limited environment.
7. Experience in creating Facilities Condition Assessments and managing equipment spreadsheet.
8. Experience in planning ahead and being prepared for future needs.

Minimum Qualifications

To be considered, your application must demonstrate these minimum qualifications. (Experience is calculated based on the start and end dates you provide multiplied by the number of hours per week worked).



Bachelor’s Degree in Engineering, Construction Management, Building Maintenance, or a related building maintenance or construction field (relevant experience may substitute for the degree requirement on a year-for-year basis).

Six years progressively responsible, professional engineering or maintenance experience, including three years of experience supervising or leading the work of others.

Possession of a valid driver’s license is required at time of hire.

Position Grade K Starting Salary Expectations Minimum $70,796 to range midpoint of $86,726 Placement will generally not exceed the mid-point, based on qualifications, experience, and internal equity. Position Grade Salary Range $70796 to $102654 Annual Salary FTE 1 PCC Benefits

PCC currently fully funds the Oregon Public Employees Retirement System (PERS/OPSRP) pension and contributes an additional 6% into the employee's Individual Account Program under PERS/OPSRP. After one year of management or confidential service, PCC also provides a 2% contribution to a 403(b) account for eligible management and confidential personnel. PCC offers a tax deferred annuity program and a deferred compensation program where employees may save additional pre-tax dollars for retirement.

Additionally, PCC provides a tuition waiver for you, your spouse/domestic partner, and dependent children under 24 years of age, as well as partial tuition reimbursement for full-time employees at other accredited institutions.

Working Conditions and Physical Requirements Work is generally performed in a variety of environments: office, interior operational settings, and outdoors, with frequent interruptions and irregularities in the work schedule. Frequent walking, standing, climbing, lifting, stooping, or carrying of equipment and materials may be required. Incumbents may be required to lift and carry up to 25 pounds. Incumbent may be exposed to extreme temperatures, close quarter situations, high and precarious places, moving mechanical parts, and vibrations.
