The VCU Facilities Management Department is seeking to hire a Facilities Assets Specialist. This position requires a demonstrated commitment to customer service, sensitivity in working with diverse groups, and a continuous focus on quality improvement. This position will be responsible for querying and extracting asset maintenance data for our building system assets through our work management system. This data is entered through preventive maintenance services and inspections as well as technician input from corrective action work orders. Through analyzing this data and then working through industry and manufacturer standards, this position will develop maintenance tasks and schedules to prolong the life of the asset and ensure operational efficiency. Additionally, this position must be knowledgeable in construction processes to be able to serve as an owner representative for new and replacement project asset tracking, warranty inspections, and planning and design reviews, and equipment assessments.

Facilities Assets and Operations Specialist will oversee maintenance activities required to prolong the life of building systems. To oversee data collection and implement a monitoring program that support preventing utility failures. This will include managing a preventative and predictive maintenance program to include water management. Additionally, prioritizing criticality of assets will be a primary focus.

This position is charged with assessing and understanding the condition of real property assets and their systems, developing and overseeing plans, budgets, and projects and programs for correcting deficiencies, serving as technical experts relative to buildings and their systems, and reviewing requests for approval of maintenance/repair projects that exceed identified thresholds.

The Facilities Assets and Operations Specialist will need extensive experience with Computerized Maintenance Management System ( CMMS ) and be able to provide reporting deliverables based on the CMMS data.

This role provides assistance to complex trade’s teams and is charged with establishing key performance indicators and metrics. The Facilities Assets and Operations Specialist consistently develops, utilizes and completes reports/queries, to include work load management reports such as backlog/aging reports utilizing a computer maintenance management system. Minimum Hiring Standards
Knowledge and demonstrated experience supervising, instructing, directing, leading, evaluating, organizing, scheduling and planning a team of skilled and semi-skilled multi-craft trades in a Commercial or Institutional Facility.
Extensive knowledge of physical plant maintenance and methods of construction: general knowledge of the various trades; demonstrated ability to work from plans for improvement or alteration of buildings and equipment.
Ability to set priorities, experience managing budgets, oversee contractors and knowledge of the Commonwealth of Virginia’s procurement system.
Computer skills to include Computerized Maintenance Management System ( CMMS ) experience.
Strong leader with excellent written and oral communication skills and customer service focus.
Exposure to and knowledge of safe work environments in accordance with OSHA, federal, state, and local regulations, as well as environmental health standards for indoor environmental quality.
A minimum of a High School Diploma or G.E.D. required.
Valid Virginia Driver’s License Required.
Demonstrated experience working in and fostering a diverse faculty, staff, and student environment or commitment to do so as a staff member at VCU . Preferred Hiring Standards
Experience working in a higher education and research environment preferred.
BS degree in engineering, business or related field preferred or equivalent experience.
A state of Virginia Journeyman License in Electrical, Plumbing or HVAC preferred. Required Licenses/ Certifications
