- Drew University is seeking a Building Engineer - Boiler
Plant in the Facilities Department . This is a
full-time, 40-hour a week position. Employee will be responsible
for the continuous, reliable and safe operation of all University
building hot water and low-pressure steam boiler plants and
associated heating systems. Primary duties will include maintenance
and operation of all campus boilers including start up and break
down of systems, ensuring code compliance, monitoring boiler
performance, conducting routine inspections, troubleshooting and
repairing equipment issues and performing preventive maintenance.
Assist HVAC team with maintenance and operation of all campus
heating, ventilation and air conditioning systems. Additional
duties may be assigned.
Key Responsibilities:
- Responsible on a 24- hour basis for the safe, effective, economical, and efficient operation of all single and multiple fuel fired water and/or fire tube boilers and associated auxiliary equipment in all of the University’s buildings and the central steam heating plant.
- Performs all periodic and preventative maintenance for the University’s building heating systems, responsible for completing all tasks properly and on-time to ensure continuous and reliable system operation.
- Adjusts fuel feeds and the volume and velocity of draft and other fire box variables to achieve maximum combustion efficiency as load demands or variations in fuel quality evolve and fluctuate. Regularly observes and documents readings on gauges, meters, detectors, recorders, boiler water level indicators, and computer generated and analog displays to detect danger signals in operations.
- Performs water testing and completes blow downs, as needed for all low pressure steam boilers.
- Maintains compliance with and documentation for all Federal, State, County, and Borough code, laws, ordinances, regulations, requirements and rules.
- Troubleshoots and repairs equipment such as leaking pumps, steam traps, valves, piping and motors. Repairs and replaces pipe and ductwork insulation, as needed.
- Documents and makes sure all operators are properly recording all logbook entries.
- Researches, orders and manages inventory for boiler and related systems, materials, parts, supplies and tools.
- Performs and reviews chemical testing and water treatment for all campus boiler plants to ensure safe and effective operation.
- Inspects, maintains and troubleshoots operational issues for campus water softening systems. Ensures that water softening salt is delivered to mechanical rooms and refreshed in all brine and storage tanks.
- Switches fuel sources and runs the University’s central steam heating plant on either natural gas or #2 heating oil, as directed
- Checks, records and reports underground storage tank fuel and boiler water levels.
- Run underground storage tank interstitial monitoring Veeder Root system reports per all applicable code requirements. Provide a copy of the Veeder Root system reports to the Facilities service response center coordinators weekly, so they can be filed on the Facilities Department shared drive.
- Keeps boiler and machine rooms safe, clean and free from debris.
- Ability to cut, thread and install black pipe and black pipe systems.
- High School Diploma or equivalent
- 5-10 years of experience in boiler operations, maintenance and repair
- New Jersey Black Seal low pressure boiler operator license
- Valid US Driver’s License
- New Jersey Underground Storage Tank Operator Certification
- Familiar with building automation systems
- Able to communicate through computer email, telephone, two-way radio systems and cell phone
- Able to work a rotating on call schedule and after-hours emergency response
- Able to work some overtime weekend and holiday coverage when scheduled
- Normal mobility to move around construction sites
- Able to bend, stoop, twist, climb up and down ladders
- Able to lift and carry 50 pounds, including up and down stairs
- Strong English written and verbal communication and interpersonal skills are required.
- The employee is subject to outside in different environmental conditions
- Able to understand plans, design specifications, and manufacturer’ instructions
- Competency using tools and operating equipment
- US Driver’s License required; able to drive an automobile, van, light truck or utility vehicle.
- Ability to troubleshoot boiler equipment
- Familiarity with building automation systems
- Ability to read drawings and blueprints and interpret specifications
- Knowledge of safe operating procedures, such as Lock Out /Tag Out
- Ability to operate power tools and equipment
- Ability to operate computer-based equipment
- Familiarity with computerized CMMS work order software process
- Adaptability to work in a diverse environment, focusing on customer satisfaction under high-stress conditions, and organize an effective response to day-to-day requirements, and one-of-a-kind extremes
- Administrative coordination regarding job assignments, productivity, time management
- Skills in using predictive maintenance techniques and simplified root cause analysis of equipment failures.
- Knowledge of the operating practices of preventive maintenance.
