Director, Maintenance & Trades

Columbia University is seeking a dedicated and experienced professional to join our team as the Director of Maintenance & Trades. Reporting to the Executive Director of Columbia Residential, you will be responsible for overseeing the post-award financial and compliance activities for a diverse portfolio of over 150 graduate and faculty residential buildings in Morningside Heights. This role is critical to maintaining the high standards and reliability of our residential services.

 

Key Responsibilities:

  • Lead projects providing mechanical, electrical, and plumbing (MEP) services to the Residential portfolio.
  • Oversee vital MEP infrastructure, including HVAC systems, pumps, electrical systems, vertical transportation, fire systems, meters, and building automation systems.
  • Manage trade shops’ work, including carpentry, plumbing, electrical, painting, and masonry.
  • Develop and monitor capital planning processes, ensuring projects meet quality and compliance standards.
  • Control departmental operating expenses, conduct cost analysis, and implement auditing programs.
  • Serve as the primary contact for building audits and walk-throughs with local government entities.
  • Develop strategic partnerships with clients and maintain effective communication at all levels.
  • Establish operational standards, assess performance, and collaborate with senior management to provide seamless services.
  • Support other departments and activities, manage workload distribution, and coordinate preventative maintenance programs.

Qualifications:

  • Bachelor’s degree required.
  • Minimum of seven years of related experience, preferably with construction projects and contracts financial administration.
  • Extensive knowledge of HVAC and mechanical systems, including chillers, boilers, cooling towers, heat pumps, Aqua-therm systems, and related equipment.
