Job Summary:
POSITION SUMMARY:
THIS POSITION IS RESPONSIBLE FOR INSTALLATION, REPAIR/MAINTENANCE, INSPECTION AND MODIFICATION OF MECHANICAL PLUMBING EQUIPMENT AND FIXTURES FOR WATER, GAS, OIL, STEAM, SEWAGE, FIRE SPRINKLER, AND HYDRONIC SYSTEMS. EQUIPMENT RESPONSIBILITIES INCLUDE BUT NOT LIMITED TO UNDERGROUND AND ABOVE GROUND DOMESTIC WATER, STORM AND SEWAGE SYSTEMS, PUMPS, WATER HEATERS, BOILERS, COOLING TOWERS AND PERTINENT HEATING, AIR CONDITIONING AND VENTILATION SYSTEMS.

Job Duties:

Principal Accountabilities

Percent of Time:

Essential Functions

1- 20%

Install, maintain, repair and retrofit plumbing systems and associated fixtures and components including water closets, sinks, tubs, faucets, meters, pumps, filters, water heaters, mixing valves and emergency showers.

2- 15%

Install, maintain, repair and modify fire sprinkler/prevention systems to meet building needs as per NFPA. Equipment includes sprinklers, fire pumps, dry system compressors/valves, etc.

3- 20%

Install, repair and maintain water treatment equipment, piping and controls to maintain water chemistry in building closed loop hydronic systems, cooling towers and boiler make-up systems.

4- 20%

Perform maintenance on all campus steam and hydronic systems and associated equipment. Includes maintaining underground and building steam, condensate, chilled water and hot water piping systems, pumps, pump motors, steam traps, humidifiers and heat exchangers.

5- 15%

Provide support for projects including executing system outages as required and attending project walk-thrus

6- 10%

Troubleshoot, maintain, inspect, modify and repair, ventilation systems and sir conditioning systems and equipment including fans and fan motors.

Non Essential Functions

Other duties as assigned: Participates in all aspects of program and department planning and in the establishment of department goals and objectives.

Minimum QUALIFICATIONS

Education:

High School diploma or equivalent with strong math and shop background.

Professional Work Experience:

Two years commercial/institutional experience in the maintenance, repair and installation of mechanical plumbing equipment and fixtures for water, gas, oil, steam, sewage, fire sprinkler/prevention, and hydronic systems OR two year technical degree from a qualified technical or trade school with emphasis in Plumbing or HVAC.

Five years commercial/institutional experience in the maintenance, repair and installation of mechanical plumbing equipment and fixtures for water, gas, oil, steam, sewage, fire sprinker/prevention, and hydronic systems OR two year technical degree from a qualified technical or trade school with emphasis in Plumbing or HVAC along with three years commercial/institutional experience.

Professional Certification or License:

A valid drivers license and ability to drive University vehicles.

Knowledge Areas and Skills:

Thorough working knowledge of water, sewage, oil, gas, steam, condensate and fire sprinkler/prevention systems and associated equipment.

Working knowledge of heating, ventilation and air conditioning systems including hydronic systems and controls, air handlers and associated components and boilers.

Demonstrated ability to interpret engineering drawings and specifications to determine layout for plumbing systems.

Thorough working knowledge of methods, materials, tools and equipment used in the plumbing trade as well as applicable federal, state and local health and safety code requirements.

Ability to understand oral and written instructions and procedures.

Computer literacy.

Ability to work independently and as a team member, take initiative, use good judgement, and communicate effectively.

Strong customer-focus and time management skills.

Preferred QUALIFICATIONS

Education:

Level I

Two year technical degree from a qualified technical or trade school with emphasis in Plumbing or HVAC.

Backflow preventer test and repair certification.

Knowledge of electrical systems.

Level II - All of the above, as well as:

Associates degree in a business related field.

Knowledge of University Procedures, and experience with integrated databases such as: TMA (work order management), Workday (Human Resources management) and scheduling software.

Professional Work Experience:

Work with industrial Plumbing or HVAC systems.

Professional Certification or License:

Universal refrigeration certification. Certified Pool Operator - CPO.

Knowledge Areas and Skills:

Additional Information About the Position:

This position is classified as part of essential services, individual is required to report to work even if campus has a delayed opening, early closing, or is closed, unless instructed otherwise by facilities supervisor, or when the individual has concerns related to their personal safety.

A post offer criminal background and driving record check, drug screening and physical will be conducted.

Must communicate closely and effectively with supervisors, peers and various groups and departments throughout the campus to provide reliable building/utility systems and support campus activities and events.

Use sound judgement and makes decisions by gathering all relevant information and analyzing it in a logical manner. Seeks advice and assistance from peers and supervisors when needed.

Able to work as a valuable team member with other maintenance technicians, contractors and University personnel. Willing to share information and provide assistance at all times. Willing to accept work assignments and follow directions.

Work with minimal supervision. Take the lead in identifying, analyzing, and correcting problems and deficiencies, with appropriate input from coworkers and supervisors.

This is normally a first shift, weekday position, but may require occasional weekend and shift work. Able to respond to call in's as required to address campus emergency issues.

Physical Requirements:

Lift and carry 75 pounds unassisted.

Ability to move around the entire work site including climbing ladders, stairs and scaffolds and entering confined areas and crawl spaces.

Must be able to perform work in a safe manner and adhere to department's safe practice guidelines, including but now limited to trenching, lockout/tagout, and confined spaces.

The scope of the position requires exposure to and use of chemicals, solvents, cleaners, and lubricants common to maintenance work that may be hazardous and/or cause injury if specific instructions regarding their mixture, use, and disposal/storage are not properly followed.

The person in this position works indoors and outdoors. There is daily exposure to dust, dirt, weather and temperature changes.
