Job Summary
The HVAC Lead maintains responsibility for performing HVAC maintenance and repairs in compliance with work orders and maintenance schedule. Carries out preventive and repair maintenance duties of all heating, ventilating, air conditioning and refrigeration systems. The HVAC Lead installs new units or replacement parts for existing units according to specifications and established safety guidelines. (e.g. cleaning or changing filters, lubricating motors, tightening belts, etc.)
ESSENTIAL JOB FUNCTIONS
Preventative Maintenance and Repair
- Performs skilled maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed. Conducts regular maintenance inspections of refrigeration units, isolated heating and ventilating units, including boilers, gas and electrically operated air conditioning equipment, and make necessary adjustments or repairs.
- Installs and calibrates systems, installs copper tubing and repair pipes and tubing as necessary, tests joints and insulate pipes of refrigeration and air conditioning systems, flushes boilers, descales tubing, and rebuilds pressure, temperature safety valves and water pumps. Performs routine building inspections, creates quotes for (in house) Union labor projects, and demonstrates excellent customer relations skills.
- Inspects and tests installed equipment for proper assembly of components and checks for needed repairs in compliance with technical orders, blueprints, schematics, specifications, handbooks and established procedures. Monitors thermostat controls to regulate temperature in individual offices, classrooms and technical laboratories.
- Repairs or replaces defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves.
- Inspects, repairs, and modifies HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, pumps, automatic and hand valves, expansion valves and capillary tubes.
- Troubleshoots and modifies new and existing BMS programming. Calibrates, configures, and performs point-to-point verification of controllers, peripherals, and power supplies. Performs functional testing of the specified sequence of operations to ensure proper operation of the controlled equipment.
- Assists supervisor in assigning and monitoring work assignments by leading a team of Facilities Maintenance Technicians. Performs complex tasks related to day-to-day inspections, preventive maintenance and repair of buildings and equipment and stays proficient in various skilled trades.
- Oversees and trains Maintenance Technicians in maintenance, electrical repairs and motor replacement, lighting ballast and bulbs, electric switches, fuses, circuit breakers, receptacles, minor electric wiring installation and repairs as well as other projects related to campus facilities in compliance with work orders/PM’s and maintenance schedule.
- Leads by example, exhibits professionalism, communicates expectations, and develops working relationship with entire maintenance team with no bias, prejudice, or favoritism. Assists other trades as needed, adheres to all safety practices and procedures, and cleans and maintains work areas and equipment. Provides a high level of customer service and communicates to customers, coworkers and supervision via written, electronic, and verbal methods and devices.
- Consults with management and contractor for repairs or replacement on HVAC projects. Works with management and Project/Design to oversee contractor work to ensure that projects are completed timely and properly.
- Clears walks, stairs, parking lots and roadways of ice and snow. Shovels and applies calcium and salt to areas. Utilizes shovels, snow blowers, tractors, salt spreaders, and trucks for snow removal. Applies salt, calcium, and sand to various areas to melt ice and provide safer conditions. Provides general support in other areas and assists with set-ups during special events.
- Maintains accurate records of all equipment repairs, maintenance, and expenditures. May review purchase invoices and approve for payment. Makes routine purchases as authorized by management. Enters, fulfills, and submits completed work orders/PM’s in an accurately and timely manner.
- Fosters and maintains a safe environment of respect and inclusion for faculty, staff, students, and members of the community.
Other Duties and Responsibilities
- Attends all required department meetings and training.
- Works assigned schedule, exhibits regular and predictable attendance and works overtime, as required to meet workload demand. May perform additional duties, as assigned
- High School Diploma or GED and 3 to 5 years controls installer or 2 to 6 years working as control’s programmer.
- Must be knowledgeable of HVAC systems and must know basic controls strategies for said systems.
- State Motor Vehicle Operator's License or demonstrable ability to gain access to work site(s). Must be insurable to operate a vehicle as a condition of initial and continued employment.
- Accredited HVAC and refrigeration licensure.

Employee occasionally lifts up to 50 pounds.
