Position Summary:
The Project Manager is responsible for all elements of University capital improvements, remodel and maintenance projects from concept to completion within a team environment. This work involves a wide variety of complex duties and responsibilities associated with University new and remodel construction projects. This role has a significant impact upon the budget, reputation and operations of Willamette University.

Duties and Responsibilities:
  • Manage and encourage Facilities Management workplace expectations.
  • Manage multiple projects in accordance with Facilities objectives and University policies and procedures.
  • Assist with pre-project planning in the areas of budget, scheduling, and related strategies.
  • Assist with the creation of the project design and development teams.
  • Establish and monitor project budgets, schedules, and quality control requirements. Prepare clear and concise project status and budget reports
  • Act as the owner's representative and agent during all phases of a project.
  • Assure that all necessary permits are obtained.
  • Facilitate timely and effective two-way communication between design team, construction team, and University stakeholders.
  • Responsible for creating and updating clear and concise project schedules and publishing timelines for appropriate stakeholders.
  • Assist other Facilities Management staff with various project management tasks.
  • Assist in preparing punch lists and verifies successful project completion. Recommends final project acceptance and participates in contract/warranty issues. Reviews and approves the work of contractors with the assistance of appropriate University staff.
  • Coordinates and monitors building and system commissioning and assures training of appropriate personnel.
  • Schedule and coordinate all necessary utility shut offs with contractors, University staff, and utility providers if needed.
  • Develop RFP's, change orders, and RFI's. Obtains appropriate bids from outside contractors.
  • Responsible for maintaining fiscal control over assigned projects.
  • Coordinate all aspects of contractor access to campus facilities.
  • Ensure that all project safety and regulatory compliance is met.
  • May serve as On-call Supervisor.
  • Perform other duties as assigned.

Minimum Qualifications:
  • A minimum of five years of work experience in a Facilities Management role with emphasis on Project management and contract administration
  • Bachelor's degree in Construction Management, Architecture, or Engineering and/or equivalent combination of education and experience.
  • Advance knowledge of computer usage and ability to use contact management, database software, e-mail, internet software, spreadsheets, word processing and scheduling programs like MS Project.
  • Possession of a valid driver's license and a satisfactory driving record or the ability to obtain one within 60 days of date of hire. Position may be required to drive vehicles both on and off campus.
  • The ability to handle emergency and crisis situations calmly and effectively.
  • A high degree of interpersonal and communication skills as well as a high degree of confidentiality to exchange information with others both inside and outside the University.
  • Must be able to effectively communicate in English, both orally and in writing.

Preferred Qualifications:
  • Experience with oversight of Facilities operations is desired
  • Experience with other facilities management software
  • Five years related experience and/or training in Construction Management, Engineering, or Architecture

Physical Demands and Working Conditions:

Daily work in an office setting but also involves exposure to adverse environmental conditions as may be found in working outdoors including inclement weather, extreme temperatures, noise, dim lighting, dust, and all other adversities and hazards.
