• Associates degree with four years of specialized or technical training in building trades including mechanical, electrical, plumbing, carpentry; • Valid Driver’s License required
• Minimum Education Qualification can be substituted with an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job. Preferred qualifications:
• Experience in utilizing CMMS systems. • Experience in leading a team. • Experience in organization and scheduling. • Experience in managing a preventative maintenance schedule. • Experience with vendors and contractors. • Experience in managing multiple trades. • Experience in reading blueprints and construction documents. • Experience with BAS systems. • Experience with policies and implementing them. Work Hours
Normally scheduled Monday through Friday; however, may be required to work other shifts to include evenings and/or weekends. Schedule subject to change based upon department needs. Incumbents supervise maintenance personnel for assigned campus to complete preventative, reactive, and emergency work as well as oversight for Facility Services ancillary campus services.

Typical Essential Duties

• Supervises staff to include: prioritizing and assigning work; preparing work schedules; conducting performance evaluations; coordinating staff training; and implementing hiring, discipline, and termination procedures.

• Works with Superintendent, Site Managers, and other crew Supervisors to stay abreast of current needs and developments to ensure campus functions.

• Utilization of Peoplesoft for ensuring event requests are scheduled, set up on time, and completed.

• Responsible for ensuring mail room is maintained and attended during normal hours.

• Oversees maintenance and construction activities at an assigned campus; work may involve scheduling preventative maintenance repairs, preparing plans, and ensuring that staff follow applicable policies and procedures.

• Organizes, schedules, and ensures completion of assigned projects with other members of the College and external contractors.

• Researches, obtains and reviews quotes for external contractors, and approves scheduling to ensure project efficiency.

• Manages an assigned budget, to include monitoring expenditures, assessing maintenance/construction needs, and preparing budget estimates.

• Responds to work requests, and determines and prioritizes maintenance, repair, and construction needs; ensures compliance with guidelines related to energy consumption and safety procedures.

• Orders supplies, parts, and equipment, and ensures that equipment and vehicles are maintained and used in accordance with applicable policies and procedures.

• Ensures data is entered into CMMS system to correctly monitor PM schedules, vehicle history, and asset repairs. • Maintains CMMS system work orders through supervising reporting by mechanics and maintenance mechanic assistants.

• Performs trainings for maintenance mechanics and reviews work to ensure it is completed and performed correctly.

• Performs snow removal and salting duties when required

• Knowledge of equipment, tools, materials, and methods of assigned specialty area;

• Knowledge of applicable federal, state, and local laws, codes, rules, regulations, policies, and procedures;

Physical Requirements:

Positions in this class typically require: balancing, climbing, fingering, grasping, hearing, stooping, standing, talking, visual acuity, and walking. The work is very heavy work which requires exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

Incumbents may be exposed to hazardous physical conditions, such as, mechanical parts, electrical currents, and vibrations; atmospheric conditions, such as fumes, odors, gases, and poor ventilation; hazardous materials, such as chemicals, blood, and other bodily fluids; extreme temperatures; inadequate lighting; work space-related movement restrictions; intense noise; other environmental conditions, such as, challenging behaviors, imminent danger, and threatening environment.
