Position Overview
Starting Salary Range is $73,798 -$84,863. The initial salary offer
is commensurate with education and related work experience.
The director of Physical Plant reports to the Executive Director of
Facilities and is responsible to help manage the operation,
maintenance, repair, and renovation of 655,000 square feet of
campus facilities and 69 acres of campus grounds. The Director
provides leadership for the planning and coordination of the
maintenance, custodial, grounds, and fleet functions of the
Physical Plant. The Director may also be assigned to help the
Executive Director to manage AE Design and Construction
Services.
Essential Duties & Responsibilities
Helps oversee repairs and preventative maintenance to existing
buildings and equipment; helps oversee major and minor renovations
to existing facilities and assists in the planning and coordination
of new construction.
Helps create, implement, and maintain the Physical Plant annual
budget; ensures compliance with budgetary constraints; forecasts
and plan facility improvements.
Helps manage and supervise all full-time craft persons,
grounds, and custodial personnel.
Helps plan, develop, and prioritize projects and weekly work
plans; ensures materials are ordered, projects are designed and
planned, and monies are available.
Helps plan work/staff schedules; evaluates and monitors
projects with regard to progress and costs.
Helps oversee the maintenance of chillers, boilers, air
handlers, electro/pneumatic controls, high voltage and medium
voltage switchgear, electrical panels, and other electrical and
mechanical systems.
Requisition purchases of equipment, material, labor, and
supplies relating to the physical plants.
Coordinates the activities of outside vendors and compliance
with the college's preventative maintenance program for all HVAC
and selected MEP equipment.
Helps directs and inspect facilities for regulatory compliance;
ensures compliance with applicable building and safety codes, OSHA,
fire codes, city ordinance, and other regulations.
Helps monitor campus emergencies, including equipment
breakdowns, malfunctions, and alarm calls.
Establishes, implements, and updates facilities-related
policies and procedures to insure they comply with federal, state,
and local laws and regulations and APPA standards.
Manages and provides training and development opportunities for
department personnel.
Additional Duties & Responsibilities
Stay informed of new technologies and trends in facilities
engineering.
Represent the College and/or department on committees and
professional organization memberships.
Perform other duties as assigned.
Minimum Education, Experience, Knowledge, Skills &
Abilities
Bachelor's (or higher) degree
Five (5) years of full-time progressively responsible
experience in physical plant operation
Five (5) years of managerial responsibility for a physical
plant operation
Knowledge of all phases of Physical Plant operation,
maintenance and repair, planning, scheduling, management, and
administration of the plant; federal, state, and local regulations;
record keeping and report writing experience
Thorough knowledge of building systems including mechanical,
electrical, plumbing, and structural systems
Skills in areas of budgeting and finance administration
Ability to read blueprints, graphs, and charts
Knowledge of institutional custodial services and grounds
care
Knowledge of applicable building and safety codes
Knowledge of computerized energy management systems and
computerized preventative maintenance programs
Ability to express oneself clearly and concisely in presenting
ideas and concepts both in verbal and written form, including
preparation of legible and accurate reports
Ability to communicate effectively utilizing interpersonal
skills to maintain effective relationships with Maintenance staff,
College staff/faculty, students, vendors, and the public
Must be customer-focused; continually improving customer
service
Must be able to climb ladders; inspect roof and rooftop
equipment
Ability to meet flexible work schedule, including evenings,
weekends, and holidays and available on-call for emergencies by
phone
Flexibility and ability to cope with several tasks
simultaneously
Computer literate in Microsoft Windows environment
Must be able to work in hot, humid, wet, and cold conditions as
warranted
Able to work individually and/or in a team environment with
minimal supervision
Must be customer focused; continually improving customer
service
Preferred:
- Previous work experience in a higher education setting
