Director - Real Estate Asset Management

About the Opportunity

Job Summary

Director of RE Asset Management will play an integral role in the administration of the university's real estate portfolio which includes administrative, commercial, and mixed- use holdings across the Global Network. The Director will assist with the development and execution of real estate strategies which will optimize the portfolio and are aligned with university strategic initiatives and undertake special real estate projects and play a key leadership role to bring projects to completion.

In this capacity, the incumbent will focus broadly on the elements of the university's real estate portfolio from an enterprise-wide perspective:

  • Director will be responsible for real estate activities such as proposal preparation, lease and/or lease amendment negotiations and maintaining relationships with landlords and their representatives to ensure high quality service to the university.
  • Act as owner's representative, landlord-university liaison during any capital projects taking place within the global network locations. Ensure all parties are meeting their obligations under the lease terms.


Key Responsibilities

Real Estate Development & Acquisition
  • Work with Global team and Capital Projects teams to find sites appropriate for all University Programming across the global network, Oakland, and Boston.
  • Assist with negotiations of leasing term sheets, contribute to, and oversee lease negotiations and perform relevant financial analysis throughout the process.
  • Prepares, negotiates, and executes a variety of real estate deals and necessary documentation.
  • Assist with, lead, or collaborate on strategic real estate initiatives throughout the global sites and emerging markets.

Stakeholder Communications

Create reporting packages, interfacing with stakeholders and managing the day-to-day real estate activities. Manage portfolio database including analytics and reporting to help support real estate decision making at the University. Coordinate with budget analysist and fiscal team to ensure that invoices and leases are paid.

Portfolio Management

Act as university-landlord liaison during any capital projects taking place within the global network locations. Ensure all parties are meeting their obligations under the lease terms. Respond to property issues and emergencies as needed. Hire and coordinate vendors, contractors, designers to deliver renovations and repairs to leased sites.

Team Leadership

Lead and help grow a team of direct reports and outsourced project managers and field managers. Build strong working relationships with onsite vendors, internal and external stakeholders in all existing and emerging global markets.

Minimum Qualifications
  • Minimum 10-15 years of experience in commercial real estate managing large scale Class A, B, Retail and Mixed-Use portfolios in a corporate or university setting. Experience producing and analyzing cash flow statements, property management budgets and CAM/OPEX analysis.
  • Experience in prioritizing projects, meeting deadlines and initiating follow through with meticulous attention to detail and high-level accuracy both individually and in a team setting.
  • Knowledge of construction best practices and coordination of minor renovations.
  • Must be a collaborative leader with exceptional organizational and communication skills.
  • Experience with commercial lease administration including management of tenants, understanding and management of building HVAC/MEP and life safety systems.
  • Minimum 10-15 years of experience in commercial real estate managing large scale Class A, B, Retail and Mixed-Use portfolios in a corporate or university setting. Experience producing and analyzing cash flow statements, property management budgets and CAM/OPEX analysis.

  • Great sense of humor and ability to work across teams with internal and external stakeholders.
  • Exceptional customer service focused mentality.
  • Certifications: RPA, Real Estate Sales License, Notary Public, Commonwealth of Massachusetts.
