Job Summary
Reporting to the Director of Facilities Engineering, the Senior Manager of Smart Buildings is responsible for the overall implementation of the District Smart Building Initiative including creating dashboards, production of automated utility resource reports, and integration of District Building Automation Systems to maximize effectiveness, sustainability, and efficiency of all related building systems.
Primary Duties and Responsibilities
Essential Performance Requirements*
- Provides oversight, and in some cases backup support for District-wide Smart Building automation systems ( BAS ) which may include, but is not limited to those that serve: Critical Environments Utilities, Electrical, Water, Irrigation Efficiency, Re-Claimed Water use, Drainage, Gas, Fire, and Life Safety, Emergency Management, HVAC, Emergency Communication Systems, Fire Safety/Detection/Suppression, Vertical Transportation, Escalators, Lighting, Building Automation and Emergency Management and Monitoring Systems, Emergency Power Systems, Waste Handling, Plumbing, Critical Equipment/Services, and Uptime, etc. and associated infrastructures
- Ensures District building automation systems integrate into a cohesive Smart Building structure to maximize efficiency, effectiveness, and ease of multi-controller interface
- Assists the team in the creation of a Smart Building completion pathway
- Prepares and conducts Smart Building training for vested parties
- Supports the maintenance, operation, and updates of District BAS systems throughout their life cycle which includes testing, prototypes, hands-on installation, programming, and interfacing systems with District IT infrastructure, campus maintenance, and operations
- Reviews and analyzes inspection reports on systems for potential efficiency improvements in the infrastructure operation and maintenance of TCC facilities; develops, implements, and monitors cost-saving opportunities, especially non-renewable resource conservation opportunities
- Bids, negotiates, Implements. and monitors vendor services and construction contracts for building automation systems, working closely with TCC procurement for cost and compliance efficiency
- Oversees or delegates staff to monitor, document, and report the status of systems and vendor performance
- Observes safety regulations and participates in the ongoing safety-training program to cover all aspects of the work performed by the department related to special projects
- Applies interpersonal skills to maintain close working relationships with District, emergency management, risk management, campus, and facilities leadership in operation and maintenance facilities, green and sustainable, IT voice and data, and project planning departments
Provides direction, on-going monitoring, and support of outside vendor partners

- Participates on behalf of the College in external community organizations and associations as assigned to support the essential performance requirements
- Attends the workplace regularly, reports to work punctually, and follows a work schedule to keep up with the demands of the worksite
- Completes all required training and professional development sessions sponsored through Tarrant County College ( TCC )

Required Minimum Qualifications
- Bachelor’s degree and ten (10) years’ related experience working management and administration of multi-building campuses and building systems operation; or any equivalent combination of education, experience, training, and certification
- Three (3) years’ experience supervising (e.g., managing, evaluating the performance of others; leading projects or processes)
- Valid driver’s license with an acceptable driving record
- Master’s degree
- Degree in related field
- Training, certification, and working experience in software systems including, MS SQL, MS Access, CMMS, ERP, AutoCAD, Arcinfo, ArcGis, Adobe, Visio, nLight lighting controls, ROAM exterior lighting controls, Reliable Controls, Schneider PME utility monitoring software, BaseLine irrigation controls, and BACNET Modbus building automation system protocols
- Experience working in Higher Education
- Experience managing under pressure, meeting tight deadlines, and managing multiple, complex projects simultaneously
- Knowledge of building automation systems which may include critical environment utilities, electrical, water, irrigation efficiency, re-claimed water use, drainage, gas, fire, life safety, emergency management, HVAC, Emergency Communication Systems, Fire Safety/Detection/Suppression, Vertical Transportation, Escalators, Lighting, Building Automation and Emergency Management and Monitoring Systems, Emergency Power Systems, Waste Handling, Plumbing, Critical Equipment/Services, and Uptime, etc. and associated infrastructures Functional technical knowledge of building system operation with proficiency in mechanical, electrical, plumbing, irrigation control systems, Fire and Life Safety, and HVAC distribution systems
- Knowledge of all aspects of building systems, contractual maintenance, construction, and related services
- Skilled in computer applications and enterprise systems, including proficiency with word processing, spreadsheet, and presentation software
- Skilled in excellent customer service and interpersonal skills working with multiple internal departments and external entities and vendors
- Ability to influence and lead other managers and their respective reports
- Ability to comply with standards and regulations
- Ability to provide innovative and optimal system solutions
