Job Description

Montgomery College, Rockville campus, have an immediate need for a full-time Building Equipment Mechanic II in the facilities department. The work schedule will be either, Sunday-Thursday 6:30am-3:00pm or Tuesday-Saturday 6:30am-3:00pm. This is a bargaining, grade 25, non-exempt position. Non-exempt positions are not eligible to work a secondary job at Montgomery College. The Building Equipment Mechanic II is skilled in maintaining and operating existing building and cooling equipment as well as performing mechanical maintenance and repair of building heating and cooling systems and associated pumps, fans, chillers, water lines and other equipment. Apply standard trade practices and follow applicable codes and regulations in completing assignments.

Duties include but are not limited to:
  • Ensures proper boiler room equipment operation including: pumps, boilers, water treatment, air lines, variable frequency drives, expansion tank water levels, temperatures, pressures, exhaust fans, water and oil meters, chillers and related equipment.
  • Receives and responds to work orders.
  • Troubleshoots HVAC systems.
  • Inspects and provides preventive maintenance of HVAC and Pneumatic related systems.
  • Switches cooling and heating systems semi-annually; starts and stops gas and ammonia chillers, prepares and melts ice for chillers and glycol systems.
  • Checks refrigerant, oil levels, oil pressure and temperature.
  • Conducts regularly scheduled preventative maintenance on all boiler room equipment.
  • Orders required parts and supplies for equipment maintenance, repair or replacement.
  • Inspects assigned buildings to ensure that all heating, plumbing and electrical systems are operating properly.
  • Performs daily routine and emergency work order requests.
  • Performs preventative maintenance, such as seasonal repairs and upgrades to HVAC systems (the latter under the direction of an HVAC mechanic).
  • Tracks assigned work orders progress in work order database to ensure tasks performed are documented.
  • Other duties as assigned
Required Qualifications:
  • High school diploma or GED.
  • Five years of progressively responsible experience working with commercial heating ventilation and air-conditioning systems, air handling units, VAV boxes and rooftop packaged units or an equivalent combination of education, training, certification and/or experience that provides the required knowledge and expertise to perform the essential functions of the job may be considered.
  • Maryland 3rd Grade Stationary Engineer license.
  • Section 608 Universal certification.
  • Valid driver’s license with a good driving record.
  • Advanced knowledge of the standard practices, methods, tools and materials common to HVAC repair and maintenance.
  • Comprehensive knowledge of building and fire codes, occupational hazards and safety precautions of the trade.
  • Comprehensive knowledge of pneumatic line, low voltage and direct digital controls.
  • Comprehensive knowledge of boiler and hydronic distribution systems.
  • Comprehensive knowledge of air distribution systems and familiarity within the operation, troubleshooting, repairs and preventive maintenance of HVAC equipment (systems).
  • Comprehensive knowledge of the procedure for conducting failure analysis. Working knowledge of PC based test equipment and self-contained testing equipment.
  • Ability to use hand tools and test equipment employed in the trade.
  • Ability to rig and handle materials.
  • Ability to interpret mechanical drawings, specifications, sketches and work orders.
  • Experience preparing material lists and specifications.
  • Ability to read, understand and follow written, verbal and visual instructions.
  • Ability to communicate clearly and effectively verbally and in writing.
  • Excellent customer service skills and the ability to work cooperatively with others.
  • Knowledge of basic computer skills including familiarity with Microsoft Office (Word Excel, Outlook), the Internet and Windows-based applications.

Preferred Qualifications:
  • Experience using hand tools and test equipment employed in the trade.
  • Experience with rigging and handling materials.
  • Experience interpreting mechanical drawings, specifications, sketches and work orders.
Salary Range $27.68 to $35.98 per hour. Initial salary placement is based on candidate experience and internal equity. Please note: New hires are typically placed between the minimum and midpoint of the salary range.
