Job Description
  • Lead construction design project teams during the design phase of all assigned projects. Provide input, review contract documents, develop project commissioning requirements and protocol for contract documents, determine the applicability of the use of liquidated damages and other schedule incentive clauses, compile data and prepare supporting documentation for approval, assist architects and engineers while conducting existing conditions surveys, assist specialized consultants in identifying asbestos, lead, PCB's and other hazardous materials.
  • As primary manager of the project during construction phase, ensure projects ae completed on schedule, within budget and in accordance with the requirements of the contract documents and industry standards, serve as the first line of responsibility and communication with all entities involved with the project.
  • Interpret, administer and enforce the construction contract and all associated agreements for professional services. Monitor MBE / WBE contract compliance. Establish and maintain effective communications with building coordinators, the Campus community and general public to keep them informed of project activities that disrupt or affect campus and city activities. Initiate press releases,mass emails and notification of emergency service providers.
  • Conduct pre-construction and coordination meetings with those involved with the construction. Establish lines of communication and authority, establish and enforce project nagement procedures and protocol for the project team. Ensure all members of the project team carry out their responsibilities in a timely and accurate manner. Maintain a log of significant project occurrences.
  • Monitor the contractor's construction schedule, site progress and administrative and project management practices to ensure schedule compliance using critical path analysis. Visit vendor's manufacturing facilities as necessary to ensure delivery of critical products and equipment comply with schedule requirements.
  • Ensure the contractor develops and maintains adequate quality control measures and that the material applications and levels of quality and workmanship are in compliance with the contract. Ensure that the project is built in compliance with applicable building codes, regulatory requirements and industry standards, develop inspection priorities and protocol to be utilized by construction inspectors. Review inspection reports provided by inspectors and take steps to make sure non-compliant work is corrected.
  • Manage all project budget expenditures and transactions, both internal and external. Review consultant pay requests and recommend payment, interpret consultant agreements and determine validity of services requests.
  • Coordinate University departments providing project services including but not limited to data / telecommunications, computing, HVAC testing, balancing and controls, Environmental Health and Safety services, and landscaping. Ensure University departments fulfill their commitments. Interpret the scope of services provided by University departments and recommend scope and financial adjustments as necessary to fulfill project requirements.
  • Manage the change order process, determine underlying cause of the change order request and take appropriate action with regard to consultant errors and omissions, optional changes, unforeseen conditions and construction related change orders.
Minimum Qualifications
  • A Bachelor's degree or an equivalent combination of education and experience and at least 3 years of experience from which comparable knowledge and skills can be acquired is necessary.
  • Licensure may be required.
