Primary Duties and Responsibilities:

Reports to: Assistant Director, Facilities Management

Status: Full-time, Benefits Eligible

Location: Lisle Campus

Position Summary: Responsible for managing the performance of a variety of semi-skilled and skilled building maintenance personnel responsible for general maintenance, inspections, and project work to ensure the physical plant of the university is operational and safe. Work includes the development and management of procedures regarding routine service plans and preventive maintenance on all Engineer functions within the department: HVAC/boiler repair, fire/life safety, elevator contracts, and minor electrical work. Position is responsible for the supervision of the engineering functions listed above. Position is responsible for attending to emergency engineer related situations after hours in conjunction with the Director and Assistant Director of Facilities Management. Position provides courteous and efficient service to co-workers, faculty, staff, and students. The position works independently and uses judgement when troubleshooting.

Essential Job Responsibilites:


1. MAINTENANCE AND ENGINEERING SERVICES:
Lead the performance of semi-skilled as well as skilled engineering staff that provide engineering services to all campus facilities, including student housing, administrative and faculty offices, student academic classrooms, science labs and study spaces, auditorium space, library, chapel, food service and dining areas, athletic sporting complexes, as well as at all public grounds, parking lots, and spaces.
• Provide field leadership alongside engineering staff that perform semi-skilled and skilled building engineering tasks including HVAC/boiler repair, fire/life safety work and inspection, minor electrical work, elevator service, and other semi-skilled functions on campus.
• Utilize sound decision making skills when working with departmental leadership on financial decisions regarding facility repairs, maintenance, equipment, and service agreements.
• Provide insight and suggestions on the Faciltiies Management departments' choosing of Preferred Vendors. Utilize past experiences and relationships to inform decisions related to the Preferred Vendor listing.
• Certify, inspect, and maintain full proper operations of all fire life safety systems, including panels, alarms, detectors, sensors, sprinklers, elevator systems, emergency lighting, extinguishers, and chemical eye wash and showers. Work with engineering staff, contractors, and regulatory agencies to ensure compliance.
• Review scheduled services are fully complete by contractors and vendors and ensure quality assurance.
• Directly responsible for the monitoring of building automation systems and controls (Tracer SE, Tridium Niagara, Manual) to ensure proper building ventilation in all campus facilities.
• Provide engineering support for University events, including events that occur during non-traditional days and hours.
• Assist in maintaining the value, operating efficiency, and physical appearance of the campus.
• Lead the assistance and support of contractors designated to perform installation and/or equipment repair.
• Immediately report major problems to Director or Assistant Director of Facilities Management, verbally or in writing.
• Responsible for creating, assigning, and managing on demand work orders for the Engineering Department with the campus CMMS (computer maintenance management system).
• Directly responsible for the condition of university mechanical rooms, equipment rooms, and other designated areas to ensure that these spaces are kept in a clean and orderly condition.
• Assist in the responce to campus emergencies (24 hours a day, 7 days per week) including, but not limited to, power outages, HVAC issues, fire panel/system issues, flooding, and all other non-planned emergencies.
• Safely utilize heavy equipment, including aerial lifts, scissor lifts, manlifts, and other to service building exteriors and interiors, following proper and required OSHA procedures.
• Work in conjunction with management in the Facilities Management department on the creation and implementation of a robust safety program and policies for the maintenance and engineering staff
• Present a professional personal appearance, wearing proper issued protective equipment, and other safety gear that reflects the University image and brand.
• Must be available to attend to campus emergencies at all times and work collectively with management for times that you are unable to perform those duties (vacation, sick).
• Perform other related duties as assigned.

2. COMMUNICATION & SERVICE:

• Respond to assigned on demand work orders within the defined Maintenance and Engineering Services department SLA (Service Level Agreement).
• Provide as needed support for all University events, including events that occur during non-traditional days and hours. Premium campus events, including, but not limited to, Graduation, Homecoming, Orientation, and other high-profile student enrollment events may create PTO blackout periods and extended business hours.
• Always provide exceptional, and consistent levels of customer service to all faculty, staff, students, and campus visitors.
• Excellent interpersonal communication skills between coworkers, other departmental management, and supervisor.
• Communicate via email, phone, and in person in a timely and professional manner.
• Overall communication style must be responsive and service oriented.
• Actively participate in team meetings.
• Ensure the provision of effective repairs and preventative maintenance throughout the campus.
• Communicate with management regarding materials and tools required to be successful.

Required Qualifications:



Education : High School graduate with completion of a craft/trade apprenticeship, or an equivalent number of years of education and maintenance experience required. A Bachelors or Associates degree in mechanical, electrical or industrial maintenance is preferred.

Work Experience : 8+ years of experience minimum semi-skilled and skilled building maintenance experience in HVAC/boiler and refrigeration, fire life safety systems, industrial tools, preventive and predictive maintenance procedures required.

Schedule is set by the Assistant Director of Facilities Management to best support the overall institution. Days, nights, weekends, and available for on-call rotations.

Specific Skills:
• Understanding of high-pressure steam boilers, chillers, and associated piping systems.
• Ability to read and interpret blueprints, schematics, technical materials, and manufacturers manuals.
• Knowledge of Microsoft Word, Excel, and Outlook. The ability to use advance technology, including computers, tablets, and other smart devices.
• Working knowledge of Building Automation Systems (Trane Tracer, and Niagara).
• CMMS, on demand work order systems (FIIX, FAMIS, Maximo).
• General knowledge of industry guidelines and regulations.
• Working knowledge of hand tools, electrical and power tools, meters and gauges.
• Moderate planning skills.
• Knowledge of the occupational hazards and safety precautions of the trade.
• Ability to perform tasks requiring mechanical aptitude.
• Knowledge of various fire monitoring panels and systems.
• Must possess excellent customer skills.

Specific Knowledge, Licenses, Certifications:
Yes. Stationary Engineer License is required, Universal CFC, and additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems is preferred.

Physical Requirements:
While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and or climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Position may require working in various or extreme weather conditions.

Working Conditions:
This position must be available for days, nights, weekends, and emergency calls based on campus needs. While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.

Training:
Must complete all trainings required by Benedictine University.
