Project Manager

Job Description:

This position works on the University Facilities Capital Projects team at Washington and Lee University and serves as the owner’s representative to designers and contractors. The Project Manager creatively guides design and construction efforts to ensure projects successfully satisfy program needs while conscientiously managing budgets and preserving schedules. Reporting to the Director of Capital Projects, the Project Manager is responsible for managing individual capital projects from schematic design through construction to the transition to maintenance and operations. They will coordinate all efforts associated with the design and implementation of new buildings, renovations and infrastructure improvements on the historic campus located in the city of Lexington, VA.

Lexington is located in the Shenandoah Valley of Virginia, between the Blue Ridge and Alleghany Mountains. The University’s strategic plan includes preservation of the historic character of the campus while providing “modern facilities that serve the distinctive needs of teaching and learning in the 21st century”. The Project Manager is a key player in meeting this strategic objective.

Essential Functions:

• Provides comprehensive project management services as required to plan and implement new building projects, renovations and infrastructure improvement projects.
  
  
• Serves as Owner’s Representative to design, engineering and construction service providers.
  
  
• Coordinates all efforts associated with design and construction teams including architects, engineers, contractors, university stakeholders and service providers.
  
  
• Coordinates activities of internal personnel and resources as appropriate. Reviews and approves service provider applications for payment. Develops project scopes of work, budgets and schedules.
  
  
• Responsible for managing projects within set parameters of program, budget and schedule.
  
  
• Provides progress updates as needed on design, construction, schedules and budgets.
  
  
• Coordinates project closeout procedures to ensure project information is transferred as needed for successful maintenance and operation.
  
  
• Coordinates post-occupancy information as needed.
  
  
• Develops and maintains strong relationships with university stakeholders/service providers and external service providers.
  
  
• Monitors projects to ensure compliance with regulatory agencies and codes.
  
  
• Additional related duties as assigned.
  
  

Work Schedule: Monday through Friday, 8:00am - 5:00pm.

Minimum Qualifications: Bachelor’s degree and five years’ related work experience, or a combination of education and experience from which a similar skill set would be obtained. Bachelor’s degree in engineering or construction management is desirable. Strong communication, analytical and problem-solving skills. Proficient project management skills associated with design and construction including contract and budget management. Proficiency in MS Office, Outlook, Smartsheets and Adobe Acrobat.

Physical Requirements:

• Fingering: Picking, pinching, typing or otherwise working, primarily with fingers rather than with whole hand or arm as in handling.
  
  
• Grasping: Applying pressure to an object with the fingers and palm.
  
  
• Repetitive motions: Making substantial movements (motions) of the wrists, hands, and/or fingers.
  
  
• Walking: Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another.
  
  
• Standing: Remaining upright on the feet, particularly for sustained periods of time.
  
  
• Balancing: Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces. This factor is important if the amount and kind of balancing the amount and kind of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium.
  
  
• Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion.
  
  
• Lifting: Raising objects from a lower to a higher position or moving objects horizontally from position to position. This factor is important if it occurs to a considerable degree and requires the substantial use of the upper extremities and back muscles.
  
  

Working Conditions: The worker is subject to both environmental conditions: Activities occur inside and outside.

Types of Work: Light work: Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for Sedentary Work and the worker sits most of the time, the job is rated for Light Work.

Minimum Pay:

$74,316.20 - Pay Commensurate with Experience
