Summary of Job Duties:The Skilled Tradesman: HVAC works under the general supervision of the Assistant Director of Plant Operations, and will be responsible for the installation, maintenance, and repair of all HVAC equipment, boilers, chillers and related equipment. The Skilled Tradesman: HVAC may also be responsible for performing tasks in other skilled trades areas as needed. This position is governed by established trade practices and institution policy. The position reports to the Assistant Director of Facilities Maintenance.

Qualifications:

Required Education and/or Work Experience: HVAC licenses with minimum 2-year HVAC degree or HVAC license and five years of experience in HVAC field. Either requires 3 years minimum experience with HVAC- PM, chiller repair, boiler repair, AHU repair including all associated equipment and devices. Stable work history; and valid driver’s license.

Preferred Education and/or Work Experience: 5 plus years’ experience with Chiller and Boiler repair is considered a Plus.

Essential Job Duties and Responsibilities:
  • Perform installations, maintenance, repairs, inspection, troubleshooting, controls, and preventive maintenance on all campus Chillers, Boilers, Cooling Towers and associated pumps and equipment including all air moving equipment.
  • Perform maintenance, repairs, inspection, troubleshooting, and preventive maintenance on campus DX air-condition systems, split systems, residential HVAC systems, air to air roof tops systems (RTU’s), Building Automation systems (BAS)
  • Maintain accurate records on maintenance and repairs of all equipment.
  • Diagnoses motors and control circuits pertaining to HVAC systems with proper meters and instruments and makes repairs as necessary.
  • Serve as point of contact on projects.
  • Other job duties and responsibilities as assigned.
Responsible for maintaining a positive work atmosphere by acting and communicating in a manner to foster teamwork. Requires consistent on-time attendance.

Other Job Duties and Responsibilities:
  • May provide maintenance and repair of commodes, lavatories, showers, hot water heaters, faucets, fountains, water coolers and drains,
  • May assist with assemble, installation, and repair of air, gas, and water systems and related parts and equipment.
  • May perform repairs on large and small kitchen appliances.
  • Maintain inventory of tools and clean work area as needed or requested by supervisor.
  • May work with other team members, including assisting other departments to meet goals of institution.
  • May assist in all areas of construction and renovations to include demolition and/or installation.
Knowledge, Skills, and Abilities:

To perform the job successfully, the following competencies are required for the essential functions of this position:
  • Knowledge of methods, practices, and safety precautions in the skilled trade’s area.
  • Knowledge of safety precautions used in HVAC and electrical-related equipment.
  • General knowledge of HVAC building codes.
  • Ability to read and interpret blueprints, manuals, schematics, building plans, and work drawings.
  • Skill in the use and care of tools and machinery used in the skilled trade’s area.
  • Serve as point of contact on projects.
Additional Information:

Working Relationships: The Skilled Tradesman: HVAC will have frequent contact with supervisors, peers, staff, and faculty, and outside contractors.

List Employees Supervised: None.

Special Job Dimensions: Must be able to lift a minimum of 50 pounds on a frequent basis, and able to bend, stoop, and stand during shifts of eight hours or more. Occasional overtime will be required, including evening and weekend assignments. There will be some exposure to inclement weather. On-call duty will be required. Overtime required for special events such as sporting events, concerts, and other campus activities. Required to obtain a low-pressure boiler's license within 13 months of initial employment. Responsible for furnishing basic hand tools.
