Position Title: Maintenance Specialist 4 Division/Department: Facilities Location Albany Campus, Albany, OR Job Summary:
Perform work of a technical nature in pneumatics/electronics, specialized equipment, computerized HVACR controls, and provide preventive maintenance for physical plant and other building systems. Required Qualifications:
Education and Experience: Position requires a high school diploma or equivalent plus a minimum of four years HVACR experience in a work environment; or an AA/AS degree in HVACR or a related program plus two years of related experience; or the combination of education and experience that would enable performance of the full scope of the position.

Licenses and Certificates: Requires a valid Oregon driver’s license. Must hold a current Limited Energy Technician class B ( LEB ) certification. Refrigerant Type 1 and Type 2 608 Certification must be obtained within one year.

Knowledge and Skills: Must have a working knowledge of Building Automated Control Networks, applications and control systems for HVACR, fire/life, and security systems. Requires a working knowledge of all test equipment used for monitoring, calibrating, repairing and troubleshooting of all HVACR equipment and systems. Must have a working knowledge and user proficiency of personal computers, applications, and browsers. Requires sufficient knowledge to repair, inspect, calibrate, overhaul and provide preventive maintenance for the full range of equipment, machines, tools and systems associated with the college. Requires full knowledge of safety procedures and practices. Requires good organizational, prioritizing and communication skills.

Abilities: Requires the ability to independently perform the essential duties of the position. Requires the ability to use and maintain the full range of tools and equipment used to carrying out duties, in a manner that meets all safety regulations. Requires the ability to plan and prioritize work to insure equipment is maintained to specified standards and individual user needs are met. Requires the ability to communicate with peers and other staff on routine and/or technical matters. Must be able to work respectfully with individuals of all cultures, backgrounds, perspectives, and abilities.

Preferred Qualifications: Physical Requirements and Working Conditions:
Requires frequent standing and walking, must frequently lift, carry and manipulate items up to 50 pounds, must infrequently lift weight over 50 pounds, requires climbing ladders, must stoop, kneel and crouch to inspect, adjust and repair machines and various equipment, set up, operate or adjust equipment and tools. Requires good hand-eye coordination, hand and finger dexterity, including ability to grasp, and near visual acuity.

Work is performed indoors around equipment and machinery with some exposure to noise extremes. Minimal exposure to health or safety hazards from toxic substances, chemicals, fumes, etc. May periodically work outside exposed to inclement weather conditions. After hours emergency situations requires call back as needed. Requires occasional evening, weekend, and holiday work. May be required to work during college closures due to inclement weather or other college needs.
Essential Duties:
  1. Performs all routine maintenance duties of other maintenance positions at the college.
  2. Oversees technical aspects related to heating, ventilation, air conditioning, and lighting systems controls, refrigeration and specialized equipment repair and maintenance. Serves as a primary contact for technical maintenance issues when necessary.
  3. Maintains heating, ventilation, air conditioning, and some refrigeration equipment including pneumatic, electrical, and electronic controls. Monitors, adjusts calibrates, repairs, overhauls and provides preventive maintenance on various equipment, including but not limited to: gas heating units, gas infrared heating units, gas-fired hot water heaters, electric heating units, air conditioning units, heat pumps, split system heating and cooling units, package heating and cooling units, economizers, walk-in and under counter coolers and freezers, domestic type refrigerators, ice machine water coolers and any other refrigerant using devices. Integrates monitoring and controls into Building Automated Control Network as needed.
  4. Works with others to identify refrigerant using devices, types of refrigerants and amounts of refrigerants in various devices. Assists in tracking the usage of refrigerants. Recycles, reclaims, and recovers all refrigerants according to section 5608 of EPA regulations.
  5. Monitors, calibrates, adjusts, repairs, overhauls and provides preventive maintenance for central physical plant and all associated systems, including but not limited to: gas/oil-fired boilers, chiller units, heat exchangers, cooling towers, circulating pumps, air compressors, motor control centers, expansion tanks,, water pipes and valves, air supply units, heating ventilation units, supply-fan units, multi-zone units, unit heaters, hot water heat exchangers, make-up air units, exhaust fans, fume hoods, mixing boxes, air dampers, air delivery duct work, and all related pneumatic, electric, and electronic controls.
  6. Implements design work in controls and mechanical systems as needed to solve building heating and cooling problems. Integrates monitoring and control into Building Automated Control Networks as needed.
  7. Adjusts, calibrates, repairs, overhauls and provides preventive maintenance for equipment, including some kitchen equipment and/or appliance. Repairs pneumatic, electric, and electronic devices.
  8. Accomplishes electrical maintenance and repair of low voltage electrical systems and equipment to accommodate the needs of the Campus. Understands and complies with National and Oregon electrical codes.
  9. Assists in training personnel in all aspects of maintenance duties and responsibilities, as determined by the manager.
  10. Informs management of modifications, rework, and general status of HVACR systems, Building Automated Control Networks, and fire alarm systems.
  11. During emergency situations and/or events, may assess and determine when an outside contractor is needed for resolve complex problems and/or work on projects.
  12. Performs other related duties, including routine building maintenance as assigned.
