We are searching for an experienced Operator/Maintenance Technician HVAC - Student Housing .

Must be able to live on-site.

Job Purpose:
The on-site operator/maintenance technician will provide maintenance service for the student housing facility. Assist the Student Housing Facility Operations Manager in ensuring the building, equipment and utilities are maintained in good working order and facility grounds are properly maintained in accordance with facility policies. Responsible for carrying and answering the on-call cell phone when assigned nights/weekends. Also responsible for performing on-call maintenance duties assigned throughout the night/weekend.

Maintenance Staff are considered critical to the operation and security of the District in all conditions and, therefore, are expected to report for duty as usual during emergency weather closures and be flexible to work varied hours and schedules including nights, weekends, and holidays.

Essential Duties and Responsibilities:

  • Perform regular building maintenance and repairs in the areas of, but not limited to, painting and drywall, floor and ceiling tiles, doors, locks, closers, minor plumbing and fixtures, partitions, lamp replacement and roof leaks. Responsible for locking and/or unlocking the facility daily.
  • Perform customer service duties such as: temperature adjustments, move district-owned furniture, load/unload heavy boxes, and assist with deliveries as needed. Special event setups and customer service. Furniture configuration, assist with transfers of packages, boxes and equipment (and cleaning if contractor fails to arrive.) Customer service contact includes Collin College faculty, staff, students and visitors.
  • Perform preventive maintenance, repair and/or replace assigned HVAC equipment, including pneumatic and electric components. Operate, diagnose, analyze, record findings on all HVAC equipment including boilers, chillers, pumps, motors, air handling units.
  • Read and interpret data from charts, gauges, dials, blueprints, schematics, and technical manuals as needed when making adjustments, repairs or installations. Record data in operations logs and EMS systems in a neat, orderly manner for easy comprehension and historic referral by any member.
  • Inspect fire and smoke alarm systems regularly, making necessary minor adjustments and make recommendations for major adjustments to the Student Housing Facility Operations Manager.
  • Perform maintenance checks on fire pump. Follow proper safety procedures. Perform generator service and maintenance. Perform water analysis and operate interior/exterior lighting systems.
  • Provide customer service when problems occur during weekends and after regular office hours, insuring safety and security of occupants and inventory.
  • Take care of general maintenance tasks for the facility, such as: lights (repair/replace as needed), door PM, meter readings (electric, water and gas), swimming pool tests, receiving deliveries, stockroom deliveries, and work requests. Assist with maintaining an attractive property appearance at all times, which may include picking up trash and fixing any needed outdoor repairs.
  • Safeguard the security of the building(s) when assigned evening, weekend or holiday work. Lock and/or unlock the facility daily to make staff, residences and visitors can enter the facility according to opening time and ensure the facility is secure at closing. Perform safety and security checks of the doors during daily rounds and report all safety and security infractions to Facility Operations Manager, Collin Police Officer on duty, and/or the Director of Student Housing Operations.
  • May operate two-way radio for communication. May be required to drive a company vehicle.
  • Responsible for carrying and answering the on-call cell phone when assigned nights/weekends. Also responsible for performing on-call maintenance duties assigned throughout the night/weekend.
  • Perform other duties as assigned.

Required Qualifications:

High school diploma or equivalency certificate and one (1) year of directly related experience required.

Licenses and Certifications
Successful completion of a certified program in Heating, Ventilating and Air Conditioning (HVAC) from a technical trade school that includes hands on training is required.

Valid Texas Driver's License required.*

*Individuals hired for this position may be required to drive a company vehicle. A Motor Vehicle (MVR) Report will be run in conjunction with the background check during the contingent offer stage and annually/bi-annually for the duration of employment at Collin College. Candidates who fail the original background/MVR report or subsequent MVR reports may not be hired and/or terminated based on the results of the report.

Equivalency Language
Internal candidates who have the required HVAC certification, but do not have two years of experience may be considered for a Operator/Maintenance Tech Trainee position if they have at least two (2) years of experience working at Collin College as a Plant Operations Worker OR at least one (1) year experience working at Collin College as a Facilities Operations Assistant.

Physical Demands and Working Conditions:
Heavy Work - Exerting up to 100 pounds of force occasionally, up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly having to move objects. Positions in this class typically include talking, hearing, seeing, grasping, standing, walking and repetitive motions, stooping, kneeling, crouching, and reaching, climbing and balancing, plus pushing, pulling and lifting. Incumbents may be subjected to moving mechanical parts, odors, dusts, poor ventilation, chemicals, oils, extreme temperatures, inadequate lighting and intense noises. Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Frequent physical effort required
