Purpose of Position

To provide 24/7 operation of the Central Power Plant to maintain proper temperatures in campus facilities through efficient operation of boilers, chillers, air handlers, pumps, etc. To monitor the energy management system for alarms related to building fires, freezestats, boilers, air handlers, HVAC equipment, pumps, etc. This position is required to work when the University is closed due to adverse weather conditions or other emergencies that may require closing of the University for the safety of faculty, staff, students, and visitors.

Primary Responsibilities

Assume all responsibilities during the absence of the Associate Superintendent, Mechanical Systems.
Monitors the chillers, boilers, air handler, sprinkler, trouble, elevator, emergency generator, fire alarm, and other alarm systems. Investigates each alarm and takes appropriate action to prevent property damage. Operates and maintains boilers, chillers, and pumps within the Power Plant.
Maintain a thorough and detailed log to provide an accurate record of information regarding calls received and action taken.
Immediately responds to service/maintenance calls, analyzes the situation, and takes appropriate corrective action by system modifications or dispatching appropriate personnel.
Constantly monitors outside weather conditions and the environmental conditions in buildings and takes appropriate action to bring conditions within prescribed ranges.
Calibrates and adjusts various control devices on HVAC and energy management systems.
Monitors and prints out hourly temperature and humidity reports of building conditions. Monitors and audits Power Plant key box inventory and responsible filing of operation and campus logs.
Constantly monitors electrical usage and demand during “on peak” hours and takes appropriate action to limit usage to prescribed ranges.
Reports areas needing attention to Work Control. Performs related duties of a similar nature and level of responsibility as assigned by supervisory personnel.

Qualifications

Graduation from high school or GED and three years of experience in Power Plant maintenance/energy management operations and HVAC systems. Acceptable minimum equivalent is high school plus three years of actual related experience with one of these three years in supervisory capacity. Technical/Vocational school certifications in HVAC or boiler operator’s license/stationary engineer’s license preferred. Apprenticeship program in a related field is preferred. Requires mechanical aptitude, skills and knowledge to operate campus boilers, chillers and HVAC systems. Basic computer skills are required; knowledge of computerized energy management systems is preferred. Ability to safely operate hand and power tools, testing equipment, machinery and vehicles is required. Ability to work overhead, on ladders, on catwalks and other elevations, and in confined spaces is required. Ability to perform medium heavy to maximum physical exertion is required. Maturity, integrity, detail-orientation, self-motivation, good judgment and the ability to work independently with minimum supervision is required. A valid driver’s license is required as is dependable transportation. Requires the ability to report to work in severe weather, natural disasters, and other emergencies. The ability to work any hours as needed to provide 24/7/365 coverage is required. All applicants must fill-out an online staff application.
