Description/Job Summary
An HVAC Technician is a journeyman level technician with the full performance level work in the trades of heating, ventilation, air-conditioning, refrigeration, and general maintenance work for all mechanical devices on campus. An employee in this class is required to perform general maintenance tasks, such as simple construction, preventative maintenance, improvements and minor repairs to mechanical equipment and systems. The main duties of the incumbent will be preventative and corrective maintenance and tracking of repairs for the safe operation of both large and small physical plant equipment to ensure occupant health and comfort on the College campuses. If needed and available, may be required to perform other duties as related to facility maintenance. This position is classified as essential, as such during certain weather and other emergencies the incumbent may be required to work after normal working hours and on weekends. Responsibilities/Duties
  • Installs, repairs, and calibrates all heating and air conditioning systems and/or components (e.g. pumps, compressors, actuators, motors, air handlers, fan coils, piping, etc.);
  • Installs heating and air conditioning equipment systems for the purpose of providing enhanced and/or upgraded capabilities;
  • Inspects and troubleshoots HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, refrigeration, and electrical devices, etc.);
  • Maintains tools and equipment for the purpose of ensuring availability in safe operating condition;
  • Analyzes and maintains chemical treatment for water in cooling towers and boiler systems.
  • Repairs, replaces, sets up, calibrates and operates control equipment to ensure efficient operation.
  • At the direction of the supervisor, plans, schedules and performs routine maintenance and repair of College structures and facilities
  • Provides back up and assists with plumbing and electrical work and problems as needed.
  • Monitors inventory and re-orders parts and supplies as required.
  • Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions;
  • Participates in weather related emergencies, including snow, ice, and sleet and flooding as needed.
  • May inspect buildings and grounds to insure adherence to safety and sanitary regulations;
  • May operate automobiles, pick-up and panel trucks and vans, tractors, and power mowers;
  • On occasion, may assign work and provide guidance and assistance to unskilled and semi-skilled workers;
  • Other related duties as assigned.
Required Skills
  • The ability to use and understand computer/email, as work orders are generated through a Computerized Maintenance Management System (CMMS) – school dude, and certain communication is generated via electronic means.
  • The ability to climb ladders and if necessary to work at heights above 6 ft. with proper safety restraints.
  • The ability to work in all weather conditions and in unconditioned spaces.
  • The ability to read prints and electrical schematics, for trouble shooting.
  • Be able to proficiently use test equipment and refrigeration manifolds and other necessary tools to diagnose and trouble shoot, and perform maintenance to both heating and a/c systems throughout the facility.
  • The ability to communicate, effectively and clearly with college personnel and students (Customers) as well as supervisory personnel, and contractors with relation to job related duties, both verbally and with the written word.
  • Valid MD Refrigeration Technicians License and EPA 608 Certification
  • Ability to navigate Building Automation Systems
  • Provide own vehicle and basic tools/equipment to perform duties.
  • Ability to follow instructions and Policies and Procedures of the College.
  • Able to lift up to 50 lbs.
  • Ability to respond to emergency/on-call situations.
  • Must provide proof of valid MD driver’s license and registration annually.
