Provides a variety of skilled construction, alteration, maintenance, and repair of facilities and buildings. Provides journey-level maintenance services to ensure facilities are maintained in safe and proper operating condition. Supports related work by contributing to the work of other skilled staff in their specialty.

Distinguishing Career Features
The Maintenance Specialist II is a multi-skilled maintenance specialist, requiring journey level training, experience, skills and generalist competency in additional related trade areas to participate with and/or assist other trades in projects and assignments.

Essential Duties and Responsibilities
Specific duties may vary among departments, divisions and jobs. Incumbents typically perform a substantial portion or all of the following types of duties, as assigned:
  1. Performs a variety of skilled work activities in the maintenance and repair of buildings, facilities, and equipment in one or more of the maintenance trades such as: glazing, welding, roofing, flooring, masonry, locksmith skills, plumbing, carpentry, electrical, sheet metal, and painting.
  2. Evaluates and responds to work orders and maintenance needs and performs related projects in the skilled maintenance trades; inspects facilities and equipment to determine maintenance and repair needs.
  3. Performs preventive maintenance activities; inspects and responds to emergency maintenance and repair issues and needs; troubleshoots and repairs equipment and systems as needed.
  4. Plans, organizes and lays out assigned tasks. Interprets plans, diagrams, blueprints, technical manuals and specifications. Estimates time, material, and equipment needs in order to complete projects in a safe and timely manner.
  5. Identifies, reports, and assists with resolving safety, sanitary, and fire hazards. Refers major maintenance and repair needs to appropriate personnel.
  6. Performs routine carpentry and limited construction work; assists in the remodel and building on existing structures as required.
  7. Installs floor and ceiling tiles, set forms and finished cement; installs a variety of lock systems throughout college and/or District sites.
  8. Accesses and retrieves work orders using the college and/or District system. May enter time and materials information associated with the work performed on ‘in-progress’ or ‘completed’ work orders.
  9. Services heating and air conditioning equipment; operates, monitors, and adjusts energy management system on a regular cycle and as needed; makes minor adjustments and repairs to hot water systems and heaters.
  10. Performs a variety of preventive maintenance functions, including, but not limited to, inspection and repair of walls, floors, doors, ceilings, seals and roofing leaks. Responds to urgent repair needs quickly and calmly by assessing the situation, making appropriate diagnosis, and sequencing materials and repairs.
  11. Repairs items such as but not limited to fences, outdoor play equipment, and bicycle racks using hand and power tools, welding tanks, and arc welders.
  12. Prepares a variety of surfaces for painting; applies paint, varnish, shellac, enamel, lacquer or other protective decorative finishes and various surfaces.
  13. Prepares reports on work completed and materials used. Ensures that secondary containers for cleaning and other products are properly labeled and Material Safety Data Sheets (MSDS) for assigned area(s) are up to date.
  14. Recommends standards and specifications for equipment, materials, and workmanship for work performed by staff and outside contractors.
  15. Attends and participates in staff meetings and specialist in-service training sessions including but not limited to requirements of OSHA and the EPA.
  16. May participate in the setting up and breaking down of event venues for college and/or District activities, as directed.
  17. May train and guide the work of other maintenance specialists.
  18. Supports the facilities office by providing coverage in other areas such as grounds and custodial departments.
  19. Rearranges, moves, and sets furniture and equipment in place, according to established instructions and seating arrangements. May assist others to assemble furniture, removing from and properly disposing of packaging materials.
  20. Performs other related duties as assigned that support the objective of the position.
  21. Required to abide by all District policies and procedures including Board Policy 3050 – Code of Professional Ethics.

Qualifications and Physical Demands

Knowledge and Skills
  1. Requires a basic-to-journey level skill set, including a knowledge of the principles, practices, methods, techniques, materials, tools, equipment, layouts and setups to complete a multitude of projects.
  2. Requires working knowledge of uniform building codes applicable to construction and renovation projects.
  3. The position requires working knowledge of trade sub-specialties such as structural, painting, glazing, common electrical, and plumbing.
  4. Requires working knowledge of practices, processes and materials used in their specialties as well as installation, proper fit of assemblies, and safety.
  5. Requires a journey-level working knowledge of building structural repairs and maintenance, sufficient to independently perform projects, maintenance and repairs.
  6. Requires a working knowledge of the uses and purposes of hand and power tools and equipment used on construction and general maintenance projects.
  7. Requires knowledge of the assembly and operation of labor-saving devices such as scaffolding and personnel/material handling equipment.
  8. Requires basic knowledge of the operating characteristics and maintenance procedures for a fire prevention system.
  9. Requires knowledge of safe work practices and the safety orders of the California OSHA related to area of specialty.
  10. Requires sufficient math skills to make measurements and estimate costs.
  11. Requires sufficient communications skills to convey information to co-workers and contractors

  1. Requires the ability to perform the essential responsibilities and functions of the position.
  2. Requires the ability to skillfully perform journeyman level work in a timely manner and participate/assist in the work of other trades.
  3. Requires the ability to promptly respond to District emergencies.
  4. Requires the ability to operate vehicles and labor-saving devices. This may include equipment such as chain hoists, electric high-lifts, various types of maintenance equipment.
  5. Other abilities include the use of hand and power tools to perform construction, carpentry, electrical, plumbing, and mechanical services.
  6. Requires the ability to read and interpret drawings, sketches, blueprints, schematics, and building and fire codes.
  7. Requires the ability to maintain records and activity logs.
  8. Requires the ability to estimate materials and labor for assignments.
  9. Requires the ability to observe safe work practices and handle hazardous materials according to accepted procedures.
  10. Requires the ability to complete projects on a timely basis and support special events.
  11. Requires the ability to complete training within a reasonable time in handling, storage, and disposal of hazardous materials, asbestos awareness, OSHA standards, and blood borne pathogens.
  12. Requires the ability to maintain productive and cooperative working relationships with others.

Physical Abilities
  • Requires the ability to stand for extended periods of time, walk up to 400 yards, and manipulate (lift, carry, move) light to heavy weights of up to 75 pounds on a regular basis.
  • Requires the ability to push, pull, and guide materials over 75 pounds.
  • Requires the ability to climb (e.g. ladders), stoop, kneel, and crouch on a regular basis.
  • Requires sufficient hand-eye coordination, and finger dexterity including ability to grasp, and visual acuity to operate specialized equipment and read technical (including blueprints) and safety information.
  • Requires auditory ability to hear machinery sounds and alarms.
  • Requires near and far visual acuity to read printed materials, moving objects, and observe work-in-progress. Requires speaking ability to carry on ordinary conversations.
  • Requires the ability to work in extreme temperature conditions.

Education and Experience
The position requires a High School diploma or equivalent plus specialized training and four years of ‘tested’ generalist experience in trades such as carpentry, plumbing, masonry, locksmith, or mechanical. Or, any combination of education and experience which would provide the required equivalent qualifications for the position.

Licenses and Certificates
May require a valid driver license.

Working Conditions
Work is performed indoors and outdoors in extreme weather conditions where significant safety considerations exist from full-body physical labor and handling of medium to heavy weight materials.

Conditions of Employment

This is a full time, 12-month per year position. classified staff position. The normal hours of work are typically 6:00 a.m. to 2:30 p.m., Monday through Friday. The effective date of employment will be arranged with the supervisor.
