Position Summary:

To perform preventative and corrective maintenance on HVAC and electrical systems and to install new equipment as needed. Respond to work orders and complaints regarding HVAC-related issues. Troubleshoot and repair equipment to insure proper heating and cooling temperatures in all buildings. Prepare filter and belt orders and other HVAC parts as needed.

Essential Functions:

85% Troubleshoot and perform repairs on HVAC equipment. Inform supervisor of needed repairs not able to be completed in-house. Perform scheduled preventive maintenance to all building HVAC systems to include motors, air compressors, thermostats, air conditioning units, replacement of belts and filters; lubrication of systems, cooling towers, boilers, chillers, air handlers.

10% Assist HVAC Mechanic in maintenance of HVAC systems and any large HVAC projects. Order and maintain inventory control of HVAC filters and belts.

5% Assist in building maintenance duties as necessary, setups, emergency maintenance and other duties as assigned.

Job Requirements:

· High school diploma/equivalent

· Valid Tennessee driver’s license

· EPA certification

· Minimum of 5 years of experience in commercial Air Conditioning and Heating Maintenance to include 6 months in Building Maintenance

· Experience with commercial boiler and chiller systems, heat pump systems, natural gas and electrical powered systems

Part-time work experience is calculated at 50% credit of full-time work experience

Preferred experience:

Journeyman level experience

Scope of Responsibility:

The ability to analyze electrical system and HVAC system problems, reach timely and logical conclusions, and knowledge of occupational hazards and safety precautions. Journeyman level experience is preferred. The ability to operate motor vehicles in a safe manner at all times and the ability to work occasional emergency situations on evenings and weekends including snow and ice removal. Having the knowledge and being able to analyze any and all technical and complex problems that may occur in the HVAC system. In this position, the employee must always follow the policies set forth by Pellissippi State Community College, the Tennessee Board of Regents, and the State of Tennessee along with the safety regulations set forth by OSHA.

Physical Demands:

Bending, straightening, climbing, walking, and working on a ladder on a daily basis. Lifting 60 pounds, carrying 50 pounds, and crawling on a weekly basis. Yes, it does. Being able to hear the equipment running and being able to distinguish if equipment is operating properly is important. Yes, it does. It requires being able to inspect equipment so it can be properly installed or repaired and to insure personal safety. Being able to see what you are doing is important as well. Yes, it does. It requires being able to troubleshoot equipment and installing all types of HVAC equipment and to insure HVAC equipment will work properly.

Hazards:

All mechanical rooms have high noise levels. Outside work is often in rain and/or other extreme temperatures. Wet environments when cleaning cooling tower. Also, working in dirty or dusty spaces such as air handlers and return fans. Working from heights which could lead to a fall. Working with power tools which could result in a cut. Working around electricity which could cause shock. Working with equipment under pressure could result in eye damage. Working with live equipment which presents a risk of unintended start up. Working with water treatment chemicals may result in eye injuries, respiratory injuries, and/or skin injuries.

Pay Rate: $36,980 - $45,430/per year. Pay will be determined based on related work experience above required. To be considered in determining pay, all related work experience must be listed on the application.
