Title: Maintenance Worker III                       Grade: B22                    FLSA: Non-Exempt                                

Date:  February 2021                            Reports to:  Manager, Plant Facilities

 

Purpose of Position

The purpose of this position is to perform journey-level work in the maintenance, repair, alteration, remodeling, and Energy Management System (EMS) operation of Lewis and Clark College facilities.

 

Key Measurable Expectations:

Assignments involve numerous trades and skills, such as rough and finished carpentry, plumbing/pump maintenance and repair, roofing, HVAC and HVAC controls repair, and electrical maintenance and repair.  A high degree of competence in several trades is expected with more than one at or above the acceptable skilled level.  Assignments are varied and are received in the form of oral or written work orders and may be accompanied by sketches, or building/grounds prints.  Work is performed independently or in teams, and maintenance technicians are responsible for determining appropriate work methods, tools, and materials for most assignments.  All work performed must be in compliance with OSHA rules and regulations for work practices.  Maintenance technician must become familiar with the U.S. Green Building Council's LEED certification to insure appropriate stewardship of the National Great Rivers Research and Education Field Station, the Weber Workforce Center, and other future LEED buildings. 

 

The following are duties that are normal for this position.   These are not to be construed as exclusive or all-inclusive.  Other duties may be required or assigned.

  • Provide caretaking of grounds and buildings
  • Performs skilled work in the maintenance, repair, alteration, and remodeling of buildings
  • Perform rough and finished carpentry
  • Assemble, install and repair pipes, fittings and fixtures of water, heating, and drainage systems
  • Ability to fully install and repair/maintain gas fired furnaces and boilers, air handlers, fan coil units, split systems, pumps, variable speed drives, and chiller equipment
  • Perform maintenance and monitoring of the EMS system providing an accurate control in operation of EMS building controls
  • Schedule, monitor, and verify repair, and testing of backflow assemblies
  • Maintain, repair or replace leaking and defective roofing using EDPM roofing material and accessories
  • Repair and maintain the integrity of electrical circuits and systems.
  • Maintain equipment to function in an optimal standard, meeting or exceeding the original efficiency and performance.
  • Assume responsibility for the proper use of tools
  • Insure proper storage and security of all tools
  • Maintain health/life and safety equipment
  • Comply with all OSHA safety rules and regulations
  • Assume responsibility for:
  1. Personal safety and the safety of others in the work place
  2. The proper use and security of all tools
  3. Assigned campus vehicle, proper care and maintenance 
  • Complete requisition requests for all materials to complete the assigned job, and follow through with facilities manager to confirm that all materials are in our possession and in good condition. Insure that the manager is supplied with the invoice in a timely manner
  • Attend and complete all mechanical, safety, Department of Labor, and any other training that the College would deem appropriate for this position
  • Perform preventative maintenance and records as assigned
  • Responsible for current equipment list and preventative maintenance procedures.
  • Monitor, operate, maintain, and repair  the Trane Management System
  • Perform other duties as assigned

Minimum Training and Experience Required to Perform Essential Job Functions

High school graduate, and preferred technical school training with professional grade Certificates of Proficiency – HVAC and Electrical or any combination of education and experience that provides equivalent knowledge, skills and abilities; EPA approved refrigerant license or ability to acquire one, valid Illinois motor vehicle operator license required.

 Physical Requirements

  • Ability to work any or all shifts assigned.
  • Ability to lift up to 100 lbs.
  • Ability to travel independently.

  • Ability to communicate orally with employees, contractors, businesses, vendors, and the general public in a courteous and professional manner
  • Demonstrated ability in problem solving
  • Ability to work independently
  • Ability to exercise judgment, decisiveness, and creativity required in situations involving the repair and maintenance of equipment.
