Preferred qualifications:

Preference will be given to individuals who possess:
• Ability to read, interpret, and evaluate construction plans/blueprints and specifications, (including laws, policies, regulations and contracts)
• Knowledge of methods and execution of project management
• Knowledge scheduling of contractors, planning of construction, materials, equipment, supplies related to projects
• Knowledge of appropriate software and databases
• Knowledge of public bidding processes
• Knowledge of budget preparation and contracts
• Experience in a Higher Education or K-12 setting

Work Hours

Normally scheduled Monday through Friday; however, may be required to work other shifts to include evenings and/or weekends. Schedule subject to change based upon department needs.

The Project Manager oversees the planning, implementation, and tracking of a specific short-term project which has a beginning, an end and specified deliverables.

Typical Essential Duties

• Defines the scope of the facilities project in collaboration with senior management, creates a detailed work plan which identifies and sequences the activities needed to successfully complete the project determine the resources (time, money, equipment, etc.) required to complete the project, develops a schedule for project completion that effectively allocates the resources to the activities, reviews the project schedule with senior management and all other staff that will be affected by the project activities; revise the schedule as required, determines the objectives and measures upon which the project will be evaluated at its completion, manages and monitors project schedules, budgets and change orders; collects related data; and prepares reports and analyses; develops tracking tools and reports progress and status from inception to closeout.
• Collaborates activities with outside agencies, architects, engineers, contractors and internal department personnel to develop executable project scopes and estimates. Conducts project management meetings with MCC stakeholders and contractors to establish and communicate timelines and contractual obligations to project completion. Manages and monitors project schedules, budgets and change orders; collects related data; and prepares reports and analyses; develops tracking tools and reports progress and status from inception to closeout.
• Executes the project according to the project plan, develops forms and records to document project activities, sets up files to ensure that all project information is appropriately documented and secured. Monitors the progress of the project and make adjustments as necessary to ensure the successful completion of the project. Establishes a communication schedule to update stakeholders on the progress of the project. Reviews the quality of the work completed with the project team on a regular basis to ensure that it meets the project standards. Manages external project design consultants in the development of plans and specifications from project inception through bidding. These responsibilities involve managing the development of design documents for compliance with budget and scope. Acts as the Facility Services department representative throughout bid process. Interprets project scopes and schedules are in accordance with applicable Codes and with District policy and procedures.
• Writes reports on the project for management review, communicates with funders as outlined in funding agreements, monitor and review all budgeted project expenditures, manages all project funds according to established accounting policies and procedures, ensures that all financial records for the project are up to date, prepares financial reports and supporting documentation for administration. Provides quality assurance reviews of project documents to minimize potential change orders during construction and initiates revisions to project packages when necessary, obtains all required plan reviews prior to bidding (e.g. State Fire Marshal, Division of the State Architect and other authorities having jurisdiction for life safety compliance).
• Ensures that the project deliverables are on time, within budget and at the required level of quality. Ensures project scopes and schedules are in accordance with applicable Codes and District policies and procedures. Evaluates the outcomes of the project as established during the planning phase.

• Skilled in providing customer service;
• Skilled in proofreading and editing documents;
• Skilled in preparing reports and forms;
• Skilled in typing correspondence, memos, and/or other related information;
• Skilled in well-developed verbal and written communication skills;
• Skilled in communicating effectively with coworkers and staff of various levels within the organization;
• Skilled in presentation speaking experience;
• Skilled in analytical thinking capability to understand overall visions as well as minute details. Must be able to design and conduct analytical studies, cost-benefit analyses, or similar research;
• Skilled in utilizing communication and interpersonal skills as applied to interaction with coworkers, supervisor, the general public, and others sufficient to exchange or convey information.

Physical Requirements

Positions in this class typically require: balancing, climbing, fingering, grasping, hearing, stooping, reaching, standing, talking, visual acuity, and walking. The work is very heavy work which requires exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

Incumbents may be exposed to hazardous physical conditions, such as, mechanical parts, electrical currents, and vibrations; atmospheric conditions, such as fumes, odors, gases, and poor ventilation; hazardous materials, such as chemicals, blood, and other bodily fluids; extreme temperatures; inadequate lighting; work space-related movement restrictions; intense noise; other environmental conditions, such as, challenging behaviors, imminent danger, and threatening environment.
