California State University, Sacramento and Greystar have partnered to provide facilities, residence life, and operations management services to the newest on campus student community, Hornet Commons, expected to be completed by the Fall 2021 semester.

Job Summary
The Director of Affiliated Housing facilitates overall operations for Upper Eastside Lofts, a 403-bed off-campus property, and will oversee Hornet Commons, the six building 1,100 bed on-campus student community currently under development.

This position provides the overall leadership for a comprehensive housing program and works directly with California State University, Sacramento (Sac State) to support the University's academic mission and strategic priorities. This position oversees a team of full-time and part-time team members and a multimillion-dollar operating budget.
The Director of Affiliated Housing serves as a direct link between Sac State, Greystar, students and facility management and building operations. They are responsible for positively contributing to a high quality, living-learning residential experience for students.

Specific responsibilities include the oversight of all budget and administrative activities, residence life program functions, human resources, rent collection, and facilities management. They serve as liaison to the Greystar Regional Property Manager, the University Housing and Residence Life, Dining, Safety and Security, etc. Additionally, they are responsible for the development, implementation and monitoring of departmental budgets. This position is responsible for developing, implementing, and evaluating all student-focused systems and processes that support student retention, mirror institutional thinking, and support the operational and financial goals of Greystar and University Housing and Residence Life.

Primary Duties

  • Manage daily operations of the property to achieve established budgeted financial and operational goals
  • Directs, supervises, trains, and evaluates all staff managing facilities and maintenance, assignments, operations and customer service
  • Manages Residence Life staff and functions to ensure excellent experience for move-in and move-out of all on-campus housing facilities
  • Works in partnership with the University, Greystar, and other stakeholders to ensure successful facility management, operations, and occupancy
  • Supports the development of FF&E Inventories, Capital Improvement and Preventive Maintenance Plans
  • Actively leads the preparation of the yearly budgets and financial plan and the maintenance and facilities monthly forecasting
  • Control expenditures by staying within constraints of the approved budget and acts in a fiscally responsible manner
  • Oversee the lease enforcement process by approving prospective resident applications, discounts, and renewals
  • Ensures the units and public spaces in the residence hall are clean, well maintained, and move in ready for students and conference groups
  • Establishes long range planning mechanism; represents the company and establishes a collaborative relationship with the University departments and partners
  • Serves as Greystar's day-to-day communication point of contact with the University
  • Participations in various committees assigned by Greystar or university administration such as Housing Appeals Committee, Damage Appeals, Housing Assignments, and others
  • Assists with developing policies and processes to maintain maximum occupancy in all residence halls and apartments
  • Follows the direction of the University Police and the Fire Marshall as policies pertain to life safety
  • Lead and/or organizes tours of residential facilities to ensure positive public relations for Greystar and the University
  • Works directly with the University to receive and review reports to ensure work orders are being monitored and closed properly; and communicate with Greystar and the University administration timely on maintenance issues or other areas of concern
  • Assists with coordination and support of maintaining departmental operations during emergency and response
  • Other duties as identified by Greystar or the University

Qualifications

  • Bachelor's Degree required; Master's Degree preferred, with 6-9 years of experience or training or a combination of education/experience/training in university and/or housing operations setting.
  • Familiarity with database systems such as Entrata/OneSite/Yardi, THD, StarRez, and SAP
  • Previous experience in creating/adhering to budgets, fiscal reporting
  • Effective verbal and written communication skills
  • Excellent organizational and customer service skills
