Job Summary

The maintenance technician II, HVAC is responsible for light and heavy-duty maintenance tasks in assigned areas throughout campus.

Essential Job Functions and Performance Indicators

The intent of this job description is to provide a representation of the types of duties and level of responsibility that will be required of positions given this title. Job Responsibilities and Execution

  • Maintains buildings and facilities, performing maintenance as directed
  • Troubleshoots and repairs HVAC, plumbing and electrical systems as directed; initiates work as needed
  • Maintains all tools and equipment
  • Maintains uniform and personal appearance
  • Participates in continuing education courses and/or code compliance seminars
  • Keeps maintenance areas clean and organized
  • Prioritizes workload to ensure efficiency
  • Uses work order system to log time and work performed
  • Adheres strictly to safety standards and practices
  • Locates, troubleshoots and repairs issues in order to prevent damage to university-owned property
  • Meets with city and county inspectors to review completed work to finalize permit requirements

Communication, Teamwork and Collaboration

  • Communicates project progress, needs and concerns to management
  • Maintains radio contact with management and staff at all times
  • Coordinates complex maintenance jobs with co-workers
  • Works cooperatively with maintenance III technicians to develop preventative maintenance schedules


Job may require other duties as assigned.

Required Qualifications – An equivalent combination of education, training and experience will be considered. Additional requirements may be designated by position.

  • Valid driver’s license
  • High school diploma or equivalent preferred
  • Diploma from a recognized trade school specializing in HVAC, plumbing or electrical work or
  • 10 years’ experience in maintenance- or construction-related field, including knowledge of common building practices, equipment and materials preferred

  • Experience operating and maintaining equipment and hand-powered tools
  • Demonstrated above average knowledge of construction practices, electricity and plumbing
  • Demonstrated above average understanding of building systems


Work Environment – Environmental or atmospheric conditions commonly associated with the performance of this job’s functions.

  • University campus grounds, both indoors and outdoors
  • Exposure to all types of weather and extreme temperatures
  • On-call availability to report to campus within one hour for evening and weekend emergencies
  • Reliable vehicle for on-campus transportation
