Position Summary

The Assistant Director of Maintenance is responsible for the management and supervisory oversight of the Maintenance unit’s services and functions, which provides the maintenance of all campus buildings and utility systems within the Facilities Services Department.

Essential Job Functions of Position

The employee may be on-call during non-office hours to meet operational requirements.
• Manage plant operations in a cost-effective, efficient, and highly productive manner, emphasizing customer service and team building.

• Manage the university’s facilities’ maintenance to include mechanical, electrical, plumbing, painting, carpentry, general building repair and renovation, and vehicle and equipment maintenance through the appropriate personnel.

• Ensure appropriate certifications and permits are maintained for the facility.

• Manage the acquisition, distribution, and disposal of utility supplies, natural gas, fuel oil, gasoline, electricity, water, compressed gasses, and their related distribution systems.

• Manage the computerized work order and preventative maintenance program.

• Consult with appropriate staff on project designs related to the institution’s mechanical, plumbing, and electrical systems to ensure appropriate compatibility and maintainability. Responsible for advocating for the University’s systems reliability.

• Ensure maintenance staff is properly trained, qualified and that the appropriate certifications are maintained for their positions.

• Manage and support assigned staff to maximize employee performance and facilitate professional growth. Recruit, hire, train, schedule, and evaluate the performance and effectiveness of assigned staff. Provide constructive feedback and offer professional development opportunities.

• As the team leader must maintain a healthy, fair, and inclusive work environment by promoting diversity, exercising teamwork, and collaboration. Responsible for modeling and actively promoting a professional workplace culture of mutual respect and collegiality for all faculty, staff, and students.

• Perform additional job-related duties as assigned or as appropriate.

Non-Essential Job Functions of Position

Education and Experience

• Bachelor’s degree in engineering, facilities management, construction management, business or a related field with five years of experience in maintenance, project management, facilities management, construction management, or engineering; OR a combination of post-secondary education and work experience in maintenance management, facilities management, construction management, business or a related field equivalent to nine years of experience. Up to three years of trade experience may be considered in the total years of experience.

• A record of at least five years of progressively responsible experience in project/facilities/construction management, engineering, management, or a related field.

• Two years of supervisory experience within a multi-faceted facilities maintenance organization.

• Demonstrated management experience leading technical operations and services common to a varied and complex facilities maintenance department/organization.
Preferred: Supervisory experience within a collective bargaining and represented staff environment. Experience planning and implementing deferred maintenance and utility infrastructure projects. Experience in maintenance and operational management of a state facility, college, University, or related multi-facility complexes.

Knowledge, Skills & Abilities

• Knowledge of building systems automation, energy management, mechanical, electrical, and plumbing systems, project management, environmental health and safety, and computerized preventative maintenance programs.

Preferred Education/Experience: Proficient with work order management software such as TMA .

Licenses, Certifications & Registrations

Valid driver’s license with a driving record acceptable by the university’s standards

Preferred:
Registration as a professional engineer in civil, mechanical, or electrical disciplines.

CEFP certification through the Association of Physical Plant Administrators or CFM certification through the International Facilities Management Association.

Additional Requirements (e.g. Physical Demands)

The ability to move and maneuver equipment or materials weighing as much as 25 pounds.
