The Maintenance Supervisor will supervise and coordinate the activities of skilled trades employees and other workers engaged in a variety of mechanical, electrical and building maintenance activities. Working supervisors may perform tasks in a variety of the trades. They will monitor and adjust computerized building controls for HVAC systems. They will make regular reports to Ceramics Physical Plant Director concerning maintenance, operation and repair of facilities; lead maintenance and repair activities of Ceramics Physical personnel. This is a 24 hour on-call position.

Responsibilities:

  • Maintain HVAC building controls. Maintain air handling equipment (VAV boxes, belts, motors, filters, etc.).
  • Supervises and plans the work for subordinate staff.
  • Reviews job orders, blueprints, and specifications and, as required, visits the project site to determine dimensions, materials and labor required to complete the project.
  • Prepares rough sketches or plans to scale from oral or written instructions.
  • Assigns staff to the project and provides oral instructions and blueprints, specifications and plans.
  • Coordinate activities and schedule work to be performed to insure the effective utilization of staff, materials and equipment and completion of the project on schedule.
  • Observes and inspects work while in progress and when completed to insure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan.
  • As assigned, inspects work performed by outside contractors to insure conformance with project specifications.
  • Prepares and maintains written records of work performed and completed and accounts for labor and material used.
  • Periodically prepares standard written evaluations of the work performance of subordinate employees.
  • Acts as back-up for physical plant director in the event of absence, illness, or vacation.
  • Responsible for maintaining Confined Space, Lockout Tagout, CFC's-A.C. and refrigeration equipment, chemicals purchased and MSDS updates, forklift training, daily logs, cooling tower chemicals-training-application of bio and microbiocides, weekly self-contained breathing apparatus check, weekly satellite accumulation area data, monthly building inspection for safety reports.
  • Monthly audit of inspections, data logs: exit lights, emergency lights, fire extinguishers, exit doors, fire hose valve cabinets, stairways, electrical panels.
  • Safety: Participate in safety training and comply with safety rules, regulations, and protocols.
  • Maintains a safe working environment within and around their facilities and associated equipment and supplies including, but not limited to, obtaining Safety Data Sheet (SDS) information pertaining to any hazards associated with their work environment.
  • Perform additional duties and assist with special projects as assigned.


Experience:

  • A minimum of two years experience as a skilled tradesperson with appropriate experience, which will vary, based on the assigned responsibilities in the mechanical, electrical, building or other trades subsequent to the completion of an apprenticeship or equivalent training and experience.
  • Working knowledge of the methods, materials, tools and equipment used in the mechanical, electrical and/or building trades.
  • Working knowledge of the principles of supervision of plant operations.
  • Working knowledge of applicable agency standards and of appropriate building and construction code regulations.
  • Working knowledge of safety procedures.
  • Ability to train and supervise others.
  • Ability to use the tools, machines, equipment and the materials of the mechanical, electrical and/or building trades.
  • Ability to plan and schedule work, including determining staff, equipment, and supplies needed.
  • Ability to read and interpret plans, diagrams, architectural blueprints and specifications.
