Work Conditions: Employee is subject to both indoor and outdoor environmental conditions. Employee is exposed to dust, loud machinery, plant sprays and cleaning solvents. Employee may be required to wear respiratory protection and/or hearing protection and other personal protective equipment on a daily basis. Work is moderately heavy in nature and involves exerting up to 50 pounds of force occasionally. Work involves walking, lifting, grasping, stooping, kneeling, pushing, pulling, driving equipment and being outdoors in all types of weather conditions. This position requires occasional weekend work and after hours availability.

Duties of Position: Responsible for the supervision, direction and coordination of all work performed by personnel in the Facilities Management Division, Buildings and Grounds Section. Responsible for overall buildings and grounds maintenance of the campus, fleet maintenance and management of all contract administrative functions related to these areas.

Manages the Buildings and Grounds staff individually and through the Buildings and Grounds Supervisor.

Establishes professional work standards; responsible for managing assigning and scheduling buildings and grounds maintenance and in-house construction work.

Manages all maintenance personnel in the completion of preventive and corrective work orders and remodeling and maintenance projects.

Plans and manages the maintenance of the athletic fields within established budgetary limits- including the game field, practice field, softball, baseball, track and tennis courts.

Coordinates with the Athletic Director in establishing a Five Year Plan for athletic areas.

Devises, schedules and implements preventive maintenance in areas of electrical, mechanical, plumbing, building envelopes and hardware to ensure proper stewardship of facilities and to reduce unscheduled maintenance; assigns appropriate staff and supervises the repair of all scheduled and unscheduled maintenance.

Manages the care and maintenance of lawns, trees, shrubs, flowers, ponds, athletic fields and snow removal throughout the College.

Responsible for snow removal and emergency/disaster response throughout the College. Must be on call 24 hours a day, 7 days a week to coordinate and supervise snow removal operations.

Responsible for managing motor vehicle, heavy equipment and large equipment repair and replacement.

Inspects completed work to determine if it meets current code and professional standards.

Trains employees on the use of the equipment as well as on safety standards and policies.

Schedules work with contractors/vendors; acts as owner representative on projects involving contractors/vendors.

Submits appropriate maintenance reports, operational reports and schedules to Executive Director as required.

Prepares material lists, labor and material cost estimates for all significant repair and project work. Schedules appropriate meetings to ensure work is completed on time and within budget.

Defines goals, performance metrics and a long range plan for the section. Monitors and evaluates program effectiveness, documents performance trends, and recommends and implements modifications to improve program effectiveness

Maintains responsibility for fiscal year operations and maintenance budgets and appropriate project budgets.

Maintains inventory of supplies and equipment. Initiates requisitions for ordering supplies, equipment, vehicles and service.

Responsible for the maintenance and use of records such as attendance, overtime, budget, maintenance and computerized maintenance management.

Leads, trains, supervises, coaches and evaluates staff to include yearly personnel evaluations.

Recommends personnel actions such as hiring, promotion, transfer, discharge and disciplinary action.

Interprets College and departmental policy to workers and enforces safety regulations.

Initiates measures to improve safety standards, work production, and efficiency.

Investigates shop and other accidents involving buildings and grounds personnel; prepares accident, injury and damage reports.

Attends and/or conducts safety meetings, work progress meetings and departmental supervisory training and conferences; submits oral or written reports as required.

Performs related duties as assigned.

Educational Requirements: Associate degree preferred. Without Associates degree, eight years of facility maintenance and three years of landscaping; one year of which was in a defined supervisory role.

Experience Requirements: With Associates degree, five years facility maintenance and two years of landscaping; one year of which was in a defined supervisory role. Must have knowledge of facility maintenance and construction skills to include general carpentry; plumbing; maintenance; service and repair of electrical systems, equipment, and fixtures and landscaping skills to include care and maintenance of shrubbery, trees, flowers, soil preparation, fertilization and herbicides.





Licensing:



Valid Illinois driver's license required at time of hire





Must be able to obtain and maintain an Illinois Pesticide Applicator License for turf or ornamentals within one year of hire.





Must be able to obtain and maintain an Illinois CDL within six months of hire.





Certification in project management required or ability to obtain within one year of hire.
