Physical Plant Manager of Mechanical Services

Classification: Administrative Staff - Full Time - 12 Month - 2080 Hours
Report To:Director of Physical Plant
Description: The Physical Plant Manager of Mechanical Services is responsible for planning, organizing, coordinating, and controlling facility maintenance projects and work order production. Communicating, training, and managing the effective operation and performance of HVAC, plumbing, electrical, and mechanical trades staff and functions.
Duties/Responsibilities:
- Manage logistics support needed to maintain and accomplish
repairs and renovations to all academic, administrative, residence
halls and other facilities
- Perform daily rounds and take corrective action on deficiencies
noted
- Manage all trades personnel and resources involving mechanical,
plumbing, and electrical.
- Insure that University standards of conduct are enforced by
trades personnel; Perform program evaluations and performance
reviews on subordinate staff.
- Conduct training of employees on functions and safe work
practices and procedures
- Conduct daily inspections of work orders in process to insure
timely and effective performance and proper use of
resources
- Assist the Plant Manager in preparing operational and project
scopes for all maintenance work. Establish goals, policies and
internal controls for all areas of responsibilities.
- Work to create an environment of responsiveness, service and
professionalism with the University community. Regular and
professional interaction with the campus community is
expected.
- Monitor all inventories of departmental materials at both our
satellite locations and the main campus warehouse and create
accountability.
- Coordinate building/ maintenance activities to obtain optimum
production and utilization of personnel and equipment. This
includes overseeing the campus work order system.
- Provide technical expertise for all facility operating systems
including HVAC, utilities and maintenance.
- Inspect mechanical and electrical systems, assess and inspect
repairs and maintenance of systems and direct changes as
needed.
Qualifications:
Education and/or Experience - 5 years minimum of progressively responsible experience in the
management of the installation, construction, and maintenance of
equipment, utilities, and buildings, including pneumatic and
electronic control systems.
- Bachelor's degree preferred.
- High school graduate (diploma/GED) required
- Requires two years technical training in mechanical
maintenance
- Demonstrated ability to manage and train a team of technical
tradespersons is required.
- Management and administrative skills, particularly the ability
to analyze, organize and delegate, are required.
- Experience in developing and managing a successful preventive
maintenance program is required.
- Experience in low pressure boilers/HVAC operations
preferred
- Experience in the maintenance of facilities in a higher
education campus setting or with a large facility in a campus
setting is preferred.
- Familiarity with methods, practices, and procedures related to
sustainability is required.
Technology Skills - Computer literacy is required.
- Familiarity with Building Management Systems (BMS) and Computer
Management Systems (CMMS) is required.
Human Relations Skills: - Exceptional customer service and interpersonal skills, as well
as verbal and written communication skills, are
required.
- Service and results orientated.
Other Requirements - Must have valid Wisconsin motor vehicle license and be
insurable under the University's insurance plan.
- This position requires weekend and/or evening hours and is
on-call at all hours.
- The ability to work indoors and out-of-doors.
- The ability to move throughout campus, including stairs in all
University buildings, in order to is required.
- Shift worked may be adjusted by your supervisor based on
departmental needs
