Position Purpose

The Mechanical Services Manager will be responsible for the leadership of operators & trades personnel and the management of the Central Heating Plant (CHP) and campus mechanical systems, including the operation, maintenance, repair, and renewal of heating, ventilation, air conditioning, plumbing equipment, building sprinkler systems and infrastructure.

Key Accountabilities
  • Oversee the day to day operations of the Mechanical Services and CHP teams, ensuring high performance and reliability in the delivery of services to the campus;
  • Train, supervise, and assign duties to maintenance personnel utilizing a computerized maintenance management system;
  • Responsible for Mechanical Services and CHP performance assessments and personnel management of their assigned employees;
  • Preparing and overseeing the estimating and scheduling of in-house projects and preparing all necessary requisitions and notifications;
  • Ensure that employees have material, stock, supplies, and tools to complete job requirements
  • Create and maintain Mechanical Services and CHP budgets and oversee expenditures to remain within the budget;
  • Take pro-active responsibility for ensuring a safe working environment in compliance with occupational safety requirements
  • Coordinate and supervise outside contractors for service contracts, minor repairs, and small capital renewal projects
  • Perform a range of construction, administration and troubleshooting assignments in support of the Academy's HVAC, plumbing, fire protection systems and steam generation and distribution equipment;
  • Review the workmanship of others for compliance with local, state and Academy standards;
  • Assess and recommend practices and procedures to ensure that the Academy is in full compliance with all applicable codes and standards;
  • Maintain timely and accurate records and reports for the CHP as required for local, state and federal agencies, including Title V reporting requirements and assist in the preparation of compliance reports and documentation for outside agencies;
  • Develop and maintain a planned, predictive, and preventive maintenance programs in a computerized maintenance management system for all HVAC, plumbing, fire protection and CHP systems;
  • Assist in development of energy reduction projects and maintaining energy metering and monitoring systems as needed;
  • Perform calculations related to CHP and Campus wide energy efficiency and recommend and initiate energy saving measures as related to heating and cooling systems;
  • Lead the efforts of the energy management team including close coordination with the Manager for Sustainability and Natural Resources
  • Assist in reviewing the designs of architect and engineering firms with regards to HVAC, plumbing, fire protection and CHP systems
  • Serving as a subject matter resource on the project team for major capital projects related to mechanical systems and CHP:
  • Coordinating with other departmental functional areas;
  • Attending meetings as required and communicating effectively both orally and in writing within all levels of the campus community
  • Properly handle hazardous material in the work area


Computer and Other Qualifications for Position

Must have strong computer skills with ability to utilize computerized maintenance management systems, time and attendance software, MS office software applications, and building automation systems.

Experience

  • A minimum of ten years’ experience in the operation and maintenance of mechanical and plumbing systems, including steam production and distribution, with a minimum of five years in a supervisory position, preferably in a campus or hospital environment.
  • Experience with building automation and computerized maintenance management systems preferred.
  • Familiarity with sustainability practices and certifications preferred.


Education

  • Bachelor's Degree in Mechanical Engineering or equivalent experience required.
  • Valid driver’s license required.
  • Professional licensure preferred

  9. Ability to work off scaffolding, staging, bucket trucks, and ladders.
  10. Capable of working in confined spaces and areas subject to extreme heat and cold temperatures.
Additional Requirements
  1. Successfully complete a criminal background check (reviewed every 5 years)
  2. Clean Driving record (reviewed annually)
  3. Successfully complete a pre-employment physical/health screening examination which may include a drug screening (position dependent)


Will be required to wear personal protective equipment as appropriate for the work assignment
